About the Role
Cedar Coast Capital Corporation ("Cedar Coast") has a permanent, full-time opportunity for an experienced Development Manager.

This role will be responsible for working with both internal and external stakeholders in ensuring the successful delivery of both residential and industrial development projects.

The Development Manager will work collaboratively with internal team members including finance, legal, business development, and the executive as well as our builder partners and brokers and will report directly to the VP, Operations.


Key Areas of Accountability:


  • Actively support the entire project life cycle for masterplanned residential, multifamily, and industrial projects.
  • Ensure detailed coordination, tracking, and reporting of activities during the due diligence, preconstruction, entitlement/permitting, and land development phases.
  • Participate in the review of project (budget) estimates, schedule development, and specifications with multiple builder / contractor partners during the preconstruction period.
  • Facilitate biweekly as well as ad hoc development meetings with both our builder partner(s) as well as institutional partner(s).
  • Communications: contribute to and/or manage a broad scope of communications ensuring comprehensive and timely updates to internal stakeholders, builder partners, external stakeholders, and Investors.
  • Ensure consistent and timely documentation and record keeping including but not limited to site plans, scope specifications, budget projections, and meeting minutes.
  • Schedule

Management:

analyze, maintain, monitor, and report on multiple concurrent project schedules inclusive of milestones and critical path activities and performance.

Monitor and forecast land development and residential home sales pace.

  • Scope/Quality

Management:

review and maintain project specifications in partnership with builder partner; liaise with purchasers/tenants/investors on specification changes, ensuring effective coordination, timely approvals, and reporting.

Identify opportunities to drive increased value through scope/specification additions or improvements.

  • Change Control: ensure efficient and detailed documentation and change control for change requests or revisions to project baseline.
  • Cost (Budget)

Management:
monitor, analyze, and report on budget performance. Routinely analyze builder cost reports vs. proforma. Assist in preparing cash flow forecasts. Prepare financing (loan draw) packages monthly. Assist in the ongoing development and improvement of cost reporting tools and processes.

  • Procurement

Management:
Facilitate the review and execution of construction agreements as well as supporting the tender/bid review process. Independently research and report on macro conditions related to material and labour procurement.

  • Able to effectively and efficiently analyze project performance, specifically with respect to schedule performance as well as monitoring project costs and analyzing budgets both across a project life cycle as well as against other projects.
  • Risk management: Monitor and report on project risks, identify risk response plans.
  • Ability to interpret key facets of legal agreements, tracking key dates and obligations from agreements including purchase & sale agreements, leases, and development management agreements.
  • Maintain a collaborative and entrepreneurial approach with builder partners to address any obstacles and identify potential solutions.
  • Maintain a high degree of respect, trust, and confidence with all internal and external partners.
  • Conduct site visits when and as required, typically on a biweekly basis. Travel (<10%) within Canada and/or US required.
