We are looking for a seasoned Project Manager with 3-5 years of experience in construction project management or site supervision as well as a proven history and knowledge of all stages of residential home construction.


We are hiring only the best in the construction industry to manage up to 3 projects of multiple residential and commercial construction.

This will include small residential, tenant improvements to full custom home builds valued up to $1 million.


Requirements:


  • 35 years of progressive experience in a construction management or site supervision role
  • 2 year diploma in construction management, project management or business management
  • Strong technical knowledge of construction systems and assemblies with the ability to understand sequencing, building codes, mechanical and electrical systems, controls and other requirements.
  • Ability to work with the building code and step code for project design and on site management.
  • Approaches work with diligence and detailorientation and has the ability to identify priorities in order to stay organized and manage multiple projects at once.
  • Utilizes supervisory and leadership skills to delegate work as required.
  • Demonstrates a high level of professionalism and ability to represent Alair in all interactions with various stakeholders, clients and subcontractors.
  • Able to independently handle issues and make sound and logical decisions under pressure.
  • Demonstrates the financial acumen to seek out costsaving opportunities and manage project accounting.
  • Able to work autonomously and is a selfstarter.
  • Takes a proactive and solutionorientated approach to daily work.
  • Possesses strong interpersonal skills and enjoys working with people and in a team environment.
  • Is an excellent oral and written communicator.
  • Has experience and proficiency with MS Office Suite, scheduling software and project management software.
  • Carpentry skills and access to tools is an asset.
  • Has a valid driver's license and vehicle to travel around the Lower Mainland and beyond.

Responsibilities:


  • Takes overall responsibility for managing, coordinating and administering multiple residential and commercial construction projects from initiation to completion.
  • Communicates with clients on a regular basis to ensure client satisfaction and to maintain a strong relationship.
  • Liaises with architects, engineers, designers, other consultants and municipal representatives to facilitate successful project design and execution.
  • Puts together detailed estimates and budgets for all projects which includes selfperform and management time.
  • Prepares quantity takeoffs and scopes of work for all project categories.
  • Coordinates with suppliers, vendors, subcontractors and Alair workforce to attain quotations, refine scopes of work and determine project timelines.
  • Prepares and issues subtrade agreements.
  • Prepares and submits necessary building permit documentation to governing jurisdictions.
  • Prepares and documents changes orders.
  • Creates detailed forecasts and schedules for all projects.
  • Recognizes procurement requirements and handles long lead purchase orders.
  • Prepares and maintains a detailed budget for all projects.
  • Organizes and coordinates the activities of carpentry personnel, subcontractors and suppliers.
  • Ensures that acceptable quality standards are met on all projects.
  • Manages all financial aspects for their projects including invoicing and accounts receivable and payable.
  • Takes responsibility for site safety as per WorkSafe BC standards, including running safety meetings and completing necessary documentation.
  • Handles all aspects of project closeout including administering the warranty program, commissioning, inspections and client move in requirements.
  • Other duties as required.

Salary:
$70,000.00-$90,000.00 per year


Schedule:

  • 8 hour shift

Ability to commute/relocate:

  • Delta, BC: reliably commute or plan to relocate before starting work (required)
