PROPERTY MANAGER

CONDOMINIUMS & SOCIAL HOUSING & NON-PROFIT HOUSING**
Position Summary
Burlington/Waterdown/Hamilton/Oakville/Niagara/Mississauga


The Property Manager has the overall responsibility for the affairs relating to the operation of the condominium corporation and/or rental property.

The Property Manager is responsible for ensuring that the daily operations of the property are conducted under current operational policies and that the overall objectives of the corporation are met.

Operating under the _Condominium Act Ontario) (CAO) and Condo Management Regulatory Association of Ontario (CMRAO), _where applicable_, _the Property Manager will collaborate closely with unit owners, Board of Directors, and residents to ensure a high level of service and satisfaction.


What you will do at Enfield Managed Condominium Corporations:

  • Exercise delegated powers and duties of the corporation or its Board of Directors under the _Condo Act, 1998._
  • Assist, advise and guide the Board of Directors on their authority with the _Condo Act, 1988_ to manage and maintain the property.
  • Issue Purchase Orders as per the limits within the licensure with the role as set out by CMRAO.
  • Attend, either virtually or in person, regularly scheduled meetings called by the Board of Directors (or as specified in the management contract). Attend the Annual and General Meetings of the corporation.
  • Regularly conduct onsite inspections of all communal areas of the building as per the specific management contract.
  • Deal with the Board of Directors, and individual owners, regarding any issues with common elements.

What you will do at Enfield Managed Rental Properties:

  • Ensure that the Board of Directors and tenants in the participating rental or non-profit complex are acting within the authority of the applicable legislation.
  • Make suggestions to the Board of Directors to increase marketability and maintain standards for the property.
  • Calculate Rent Geared to Income (RGI's) subsidies using guidelines for each region/city.
  • Handle N4's for payment and work with the Landlord Tenant Board on issues with clients such as evictions, etc., and to ensure they are issued in a timely manner to the internal policies and procedures.
  • Ensure units are filled and there is no vacancy loss and provide the accounting department with pertinent information in a timely manner so files can be updated.
  • Monitor and ensure, in consultation with accounting staff, on the collection of rental fees.
  • Advise and guide the Board of Directors on their authority within the applicable legislation to manage and maintain the property. Issue Purchase Orders as per the limits within the management contract.
  • Attend, either virtually or in person, regularly scheduled meetings called by the Board of Directors (or as specified in the management contract). Attend the Annual and General meetings of the corporation as required.
  • Investigating and addressing tenant complaints and maintenance issues on a timely basis as per policy. Directing issues for resolution where required.
  • Meet with the Landlord Tenant Board and review/prepare preliminary documents, make recommendations and speak on behalf of the Board for work in the complex. This could include working the properties legal counsel.

General:


  • Oversee the onsite superintendent staff and security personnel.
  • Oversee all building maintenance, supervise the Superintendent, and advise the Board on suitable preventative maintenance programs, as well as recommendations for energy conservation.
  • Implement an emergency management plan at the condominium and responding to emergencies.
  • Prepare status certificates upon request.
  • Prepare correspondence, newsletters, etc. Initiate content and provide accurate information to administrative staff for completion and distribution of the documentation.
  • Initiate and guide discussion with the Board regarding any changes to the Bylaws, ensuring that recommendations are within legislative requirements.
  • Assist the Board of Directors in obtaining appropriate insurance coverage and administration of claims and insurance associated repairs.
  • Make suggestions to the Board of Directors to increase marketability and maintain standards for the property.
  • Investigate and address owner complaints and issues for resolution where required.
  • Prepare annual budgets for approval by the Board of Directors.
  • Control all expenses within the guidelines of a budget and checking monthly variance reports.
  • Work with Boards regarding the input of financial requirements and consulting with Property Accountants to ensure they have the information needed to fulfill contractual requirements.
  • Make recommendations on investments and Invest funds on behalf of the Board of Directors.

What we are looking for:


  • College Diploma or bachelor's degree (preferred) in a relevant field.
  • REQUIRED TO HAVE A **FULL GENERAL CONDO
