Leston Holdings is looking for a Maintenance Coordinator to manage, schedule, and negotiate maintenance services and supplies. Ensure day-to-day service operations are efficient and on budget by creating, updating and following policies and guidelines.Major Duties
- Engage with vendors and service providers to establish standards of service
- Obtain and manage contractor pricing
- Oversee material procurement for large projects, manage tenant & insurance recoupment
- Warranty management for equipment and materials (ex appliances)
- Schedule preventative maintenance and implement procedures to increase asset life
- Delegate relevant tasks to the rest of the team and follow up to ensure the jobs get done
- Monitor and track labour and overtime expenses and provide a breakdown as needed
- Review service requests and inspections to ensure response times are up to standard
- Contact tenants, document quality control notes and initiate corrective action as needed
- Assist prospects with navigating the Company's tenant portal and service request system
- Correspond with the Property Manager regarding any maintenance or scheduling concerns to ensure suites will be movein ready
- Submit service requests for common area, suite or exterior issues
- Schedule, monitor and followup when pest control issues arise
- Prepare notices and help to ensure pre and post treatment compliance
- Assist in scheduling cleaning, painting, repairs & carpet cleaning following all moveouts
Minor Duties
- Research new equipment or procedures that may lead to better tenant service or cost savings
- Monitor equipment inventory & perform inspections to ensure everything is kept in proper working condition
- Create & update company documentation & policies relating to 3rd party contract services
- Assess existing procedures and policies and make suggestions for improvement
- Update and maintain company documentation relating to maintenance policies and procedures
- Staying informed and aware of services and standards provided by competing property management and development companies
- Assist with creating and updating parking assignment maps
- Take initiative to ensure that all Leston Holdings projects and properties run effectively and efficiently.
Salary:
$55,000.00-$65,000.00 per year

Experience:
