Position Summary
The Project Manager is responsible for all aspects of project management, including startup, maintaining budgets, estimates and construction schedules.

The Project Manager will work with in-house and external construction personnel to ensure projects are executed in a timely and efficient manner while maintaining integrity of design.

The Project Manager will work closely with all areas of the organization.


Responsibilities
The roles and responsibilities of the Project Manager are as follows:

  • Manage $5M in projects annually from start to end.
  • Observe that safe work practices are being followed during site visits.
  • Provide weekly reporting on financial outlook of managed projects, field measurement status, and fabrication schedule accordingly in coordination with the design department.
  • Create project timeline schedule using resources and create budgets
  • Provide documentation required to illustrate Greco's compliance with contractual commitments, including keep log of all project communications, timely communication of all site conditions and delay of work, follow up on money collection.
  • Understands client's needs and ensure all parties are aligned on same expectations.
  • Assign all required resources, prepare site conditions as required for optimal efficiency.
  • Establish a Project Charter for each approved project, defining the projects goals, objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown structure, milestones, and deliverables.
  • Manage project activities throughout lifecycle, including the allocation of adequate resources, scheduling, documentation, budget, and other factors necessary for success.
  • Plan all project timelines, milestones, deliverables, and microdeliverables using the appropriate software tools and/or PM methods.
  • Creates SOV and oversee payments vs Materials deliveries and progress installation.
  • Coordinate between different departments of Greco and the client to ensure timelines and specification are met, document and report if discrepancies happen and take proper decisions as needed.
  • Strong ability to read shop drawings and verify installations according to it and Verify OBC requirements has been met (Gaps, claimable issues, etc.)
  • Document daily reports from site and take corrective actions accordingly.
  • Creates change orders, ensuring accuracy, oversee implementation, and update the project plan accordingly.
  • Update forecast reports based on the updates from the job site.
  • Responsible for job closing documentation and hold back releases.
  • Provide Takeoff for estimating jobs.
  • Ensure all company, client, and project policies, procedures, standards, etc., are adhered to.
  • Conduct project postmortems to identify areas for improvement; make recommendations based on findings.
  • Ensure all contractual issues are resolved and dealt with in a timely manner.
  • Maintain rapport with clients, and internal stakeholders.
  • Manage project dependencies.
  • Extended out of town travel (territory/province).
  • Provides sales estimates for small jobs using Procore estimation
  • Perform additional duties as assigned.

Knowledge & Skills

  • Ability to read blueprints, schematics, field drawings and plans.
  • A solid understanding of all construction trades and construction techniques.
  • Strong management, delegation, planning and leadership skills.
  • Effectiveness in the areas of construction safety and productivity.
  • Knowledge of local, provincial and federal workplace compliance regulations, ordinances and legislation.
  • Commitment to working in a team environment, with established team building abilities.
  • Strong communication, leadership, integration, problemsolving and interpersonal skills
  • Ability to work safely in a construction environment.
  • Superior leadership qualities with a demonstrated track record of dealing successfully with internal and external customers.
  • Resultsoriented individual with the ability to interpret and effectively manage multiple and competing priorities and timelines.
  • Understanding fundamentals of contracts and experience in managing contractors under the terms of a contract
  • Knowledge of OH&S regulations and related building codes
  • Demonstrated success in project delivery and execution of project management methods.
  • Highly effective negotiation, diplomatic, and conflict resolutions skills.
  • Superb creation and facilitation of meetings, feedback sessions, and briefings in order to create consensus among stakeholders.
  • Able to effectively communicate with all types of staff, including laborers, technical, professional, and upper management.
