JOB SUMMARY
UA170 position


Within the Facility Maintenance and Operations of TES Service Department and under general supervision, performs skilled work in the field of plumbing, steamfitting and piping systems according to standards/regulations.

Repair and maintains steam distribution and condensate systems, hot and chilled water piping systems and related equipment associated with the heating, glycol, heat recovery, air distribution and associated effluent, sewage and waste disposal, and medical gas, using tools and related equipment.

Prepares appropriate rigging to move equipment.

DUTIES & RESPONSIBILITIES

  • Estimates material requirements by reviewing work orders and recommending the purchase/acquisition of required supplies to assemble and organize the required tools, supplies and equipment.
  • Investigates trouble calls/alarms by using information provided by the Building Automation System (BAS) as it relates to plumbing systems and equipment, consulting with users to determine the nature of the problem, interpreting drawings, blueprints and specifications to determine the appropriate sequence of operations, visually inspecting equipment, making recommendations for repair by appropriate trade and/or completing repairs as they relate to plumbing equipment and components.
  • Maintains, installs, replaces and repairs plumbing and piping systems in accordance with Plumbing and/or Piping Codes, including but not limited to components such as domestic hot and cold potable water systems, drainage systems, heating and chilled water coils and all associated distribution piping, steam and hot water radiant heating, condensate receivers, bed pan sterilizers, plumbing fixtures, medical gas systems and other related plumbing and heating components. In addition, tests systems for leaks and pressure levels. Uses methods such as measuring, cutting, threading, and bending pipe to required sizes and shapes; joining pipe by clamping, cementing, fusion welding, gas welding, brazing and/or soldering; mounting using hangers, brackets and/or braces, using associated hand and power tools to complete a variety of tasks.
  • Performs preventative maintenance by performing duties such as visually inspecting equipment for signs of wear and/or malfunction, cleaning, lubricating, and replacing drive couplings to ensure conformance to applicable codes and regulations.
  • Uses the computerized preventative maintenance program by accessing maintenance records to determine equipment histories. Provides information back to the Foreman/Supervisor regarding the maintenance tasks completed, the length of time taken to perform the task, the supplies used to complete the task and any other relevant data. Also completes standard forms such as equipment record/history cards and identifies problems to Foreman/Supervisor.
  • Performs maintenance and repairs on items such as isolation valves, pumps, pressure reducing valves, pressure relief valves, and condensate removal devices on steam and condensate.
  • Maintains, certifies and installs backflow prevention devices by performing duties such as replacing worn parts and testing according to British Columbia's section of the American Water Works Association's standards to ensure efficient operations.
  • Maintains natural gas valves, controls and piping systems and services appliances by following procedures that are in accordance with applicable codes and regulations.
  • Performs maintenance and repairs on items such as washing and drying equipment, dishwashers, garburators, coffee and hot water urns by following manufacturers' manuals and tests, repairs and replaces piping, valves and mechanical parts.
  • Assists appropriate trades as required with the replacement of faulty electric motors on associated plumbing/heating/HVAC equipment by performing duties such as disconnecting pipes and moving equipment to aid in their repair.
  • Cleans drains, sewers and related drainage systems by using chemicals and power equipment to ensure and maintain proper functioning.
  • Monitors inventory levels to ensure adequate supplies of parts for equipment repair; identifies shortages to supervisor.
  • Provides routine service and repair functions by methods such as lubricating bearings, completing oil changes and changing/replacing drive couplings.
  • Performs other related duties as required.
Qualifications, Education, Training, and Experience

  • Trades Qualification Certificate or Red Seal Certificate as a Journeyman Plumber,
  • Class B level Gas Fitter's License with an electrical endorsement. recognized by the Province of BC.
  • Valid Certificate of Competency as a Cross Connection Control Specialist issued by the American Water Works Association, British Columbia Section.
  • 5+ years experience working on commercial boilers and hydronic systems.
  • Be able to pass a criminal background check for our required customers
  • Provide a clean driver abstract.
  • Two years' recent, related experience or an equivalent combination
