***: Reporting to the CEO, the Director of Real Estate Development will play a key role in implementing Beacon's real estate strategy. They will lead comprehensive project management efforts, from conceptualization to completion, ensuring adherence to budgetary constraints and regulatory requirements. The Director of Real Estate Development role involves a dynamic combination of strategic planning, project management, and community engagement. This position demands a proactive approach to risk management, compliance, and strategic decision-making, with a keen focus on maximizing the organization's assets to drive sustainable growth and address housing needs within the community.


KEY RESPONSIBILITIES:


Strategic Planning and Vision:


  • Review, adapt and implement real estate development strategy in partnership with the Board of Directors and CEO
  • Collaborate with executive leadership to integrate real estate development goals into the overall organizational strategy
  • Identify viable projects and preparation of business cases to support the CEO in making recommendations to the Board of Directors
  • Conduct thorough feasibility studies, analyzing factors such as market demand, financial viability, and regulatory considerations
  • Consult and collaborate with directors to develop project concepts and specifications

Acquisition and Due Diligence:


  • Oversee the negotiation and acquisition of properties, ensuring compliance with legal and regulatory requirements
  • Conduct comprehensive due diligence processes, including environmental assessments and title reviews
  • Lead the municipal approvals process including assembling required documents, consultating with neighbours, elected officials and stakeholders

Design and Development:


  • Act as the project manager for real estate projects under development
  • Work closely with architects, engineers, and construction teams to conceptualize and execute highquality, sustainable, and communitycentric real estate projects
  • Ensure that designs reflect environmental sustainability practices and accessibility standards

Community Engagement and Partnerships

  • Cultivate positive relationships with local communities, stakeholders, and government agencies
  • Facilitate community consultations to gather input and ensure that projects meet the needs and expectations of the community
  • Negotiate and develop memorandums of understanding with key stakeholders

Financial Management and Funding:


  • Develop and manage project budgets, ensuring financial sustainability and adherence to funding guidelines
  • Identify and secure funding sources, partnerships and philanthropic support
  • Collaborate with Finance and Development to develop business cases and funding sources
  • Identify and secure business opportunities

Compliance and Risk Management:


  • Ensure compliance with BC Labour Laws, zoning regulations, and other relevant regulatory and legislative requirements
  • Proactively identify and mitigate potential risks associated with real estate development projects
  • Undertake postcompletion reviews, verify closeout documentation, and coordinate the oneyear warranty review
  • Review all contract changes and coordinate change control process maintain records of all changes and required approvals

Reporting and Documentation:


  • Provide regular progress reports to executive leadership, the board of directors, and funders
  • Maintain comprehensive project documentation, including financial records, contracts, and regulatory approvals

EDUCATION AND EXPERIENCE:


  • A bachelor's degree in a related field such as Business, Real Estate, Architecture or Urban Planning.
  • A minimum of seven (7) years experience in real estate development that includes project management and costing from concept through municipal approvals, financing, construction, and occupancy
  • Proven experience in successfully leading and completing real estate development projects.
  • Indepth knowledge of BC Labour Laws, zoning regulations, and local government processes
  • Experience working on projects exceeding $10,000,000
  • Experience developing financial pro formas and business plans for new development
  • Experience securing financing for real estate projects
  • Proven track record in establishing strong partnerships and managing relationships with key stakeholders and contracted professionals
