    About the Position:

    Reporting to the Regional Sales and Training Lead, the Associate Leasing Team Lead thrives in a fast-paced, entrepreneurial environment and possesses strong sales and leadership skills. The role is responsible for providing leadership and oversight in the day-to-day operations of the Leasing teams and they are responsible for achieving sales and vacancy targets within an assigned portfolio of multiple buildings.

    Key Responsibilities:

    Sales & Leasing

  • Participate in the development and execution of the leasing strategy for buildings in their portfolio.
  • Achieve weekly/monthly sales and vacancy targets as prescribed by Leasing leadership.
  • Perform all the normal functions of a Leasing Consultant and support front line leasing where required.
  • Ensure the compliance of all Leasing team members to follow all standards consistently.
  • Set weekly/monthly goals and objectives for all team members and maintain Regional Conversion Tracking weekly to review with the Leasing leadership as required.
  • Provide support with onboarding new Building Managers and Leasing Consultants across the region by offering job shadowing and job training during the first weeks/months of employment.
  • Visiting the different properties within the assigned geographical region of the members and properties you support regularly to maintain situational awareness, report, and identify opportunities and enhancements to Leasing leadership as required.
  • Provide ongoing training and coaching to Leasing team members to assist in maximizing role performance.
  • Complete and contribute to performance reviews (probationary and annual) for site level leasing team members.
  • Assist in the maintenance of Rent Ready reports for all assigned sites.
  • Inspect vacant suites daily/weekly to ensure "Rent Ready" status is maintained.
  • Provide guidance in model suite standards ensuring all standards are consistently met.
  • Participate in the development and execution of the Leasing strategy for all buildings in region.
  • Participate in meetings with Leasing leadership and provide timely feedback about daily sales challenges, Leasing team member strengths and opportunities, feedback from prospects, and promotions offered by competitors.
  • Conduct and review monthly and quarterly market surveys for accuracy and compliance through the Power BI program, analyze data to identify market trends and areas of opportunity, provide pricing recommendations to senior management and conduct mystery shop visits to competitors.
  • Provide appropriate demographic information and customer feedback to the Sales and Marketing team to ensure a successful advertising campaign.
  • Coordinate and implement an active open-house program and other marketing initiatives.
  • Analyze, provide and contribute to valuable demographic detail, lead/traffic information and customer feedback trends to Leasing Leadership
  • Ensuring timely and thorough submission of applications for approval, via the appropriate channels
  • Provide support with application approvals as designated by Leasing leadership.
  • Coach and mentor Leasing Consultants on application submission best practices.
  • Supervising 1-5 Leasing Consultant providing continuous support to the larger regional Leasing team
  • Other duties as assigned by your direct supervisor, or their designate
  • Job Requirements:

    Education and Experience:

  • Degree/diploma and/or an equivalent combination of education and/or experience focused in sales.
  • Exposure to leasing & sales in a multi-residential or related industry would be an asset.
  • 3-5 years proven history of success in a sales environment.
  • Experience in a leadership role managing a sales team preferred.
  • Professional demeanour and presentation, coupled with strong communication skills (written and verbal)
  • Displays a genuine desire to help prospects in finding a new home.
  • Take initiative and makes suggestions for improving performance.
  • Flexible and adaptable to constantly changing needs within the organization.
  • Strong computer skills including Microsoft Office (Excel, Word) and Yardi would be an asset.
