General Description
The Building Superintendent is an employee of the Condominium Corporation and an integral member of the community. This is a full-time live-in position located on Southgate Road in Ottawa, Ontario.

On completion of the initial six-month probation period, the Building Superintendent will be a permanent employee of the Corporation for an indefinite term until such time as they either resign or are terminated according to the terms of the employment contract.


Qualifications

An applicant for the position of Superintendent shall:
(i) possess at a minimum a high school diploma; (Additional training in the repair and maintenance of plumbing, electrical, heating, air conditioning, pool maintenance and ventilations systems in high-rise buildings is desirable.)

(ii) possess at least three years' work experience as a building superintendent or in a related field.

(iii) have good computer skills and be familiar with the role of computer technologies in the operation of a high-rise building.

(iv) have good literacy and numeracy skills.

(v) possess good communication skills in English (Communication skills in French or other languages are not required but are desirable).

(vi) demonstrate maturity, reliability, and the ability to work independently without a high degree of supervision, to take initiative, to identify and solve problems and to work collaboratively with contractors, service providers, owners, and residents.

(vii) be able to manage conflict with residents, contractors and visitors and find solutions to problems that are satisfactory to all involved.

(viii) possess a general understanding of plumbing, electrical, heating, air conditioning, pool maintenance and ventilations systems in high-rise buildings.

(ix) demonstrate an ability to make minor repairs and adjustments to a high-rise building's operating systems.

(x) be physically fit and able to lift safely up to 45 kg.


Hours of Work
Monday - Friday 7:00 AM - 4:00 PM (with a one-hour lunch break)

Saturday - Sunday 8:00 AM - 12:00 PM on alternating weekends. For a total of 8 paid hours of work on alternate weekends.


On Call Services


The Superintendent must also be reasonably available to respond to common element related emergencies on an on-call basis 24/7 in accordance with the on-call schedule.

On Call hours are every other week starting Friday at 4:00 PM till the following Friday at

8:00 AM.


When on call the Superintendent must respond to fire, flood, death, police and any owners who are locked out (as long as owner can be verified).


Elevator to be put on service as per the time and date that has been booked in advance in the office.

All moves must go through the basement at foot of ramp.


Weekends that you are on call you must check the building both Saturday and Sunday mornings between 8:00 a.m-12:00 p.m.

and any holidays you are scheduled to work and complete the following tasks:


  • Check & clean the garbage room.
  • Change all garage area garbage cans and wipe them down.
  • Pick up any garbage outside of the building.
  • Clean pool area and pool. Check chemicals, add water if needed.
  • Put the pool emergency phone and first aid kit out before 8:00 a.m. When closing up the pool at 9:00 p.m. put the emergency phone and first aid kit back into the pool house.
  • In winter clear all snow from main doors, north stairwell and south garage door on floors 2, 4, 6 and 8 as required. Also emergency exits from the garage.
  • Put down ice melter as needed.

Supervisor
The work of the Superintendent will be supervised on a daily basis by the Condominium Manager.

The Superintendent will also meet from time to time with the Board of Directors or its representative to keep the Board informed about all matters relating to the operation of the condominium corporation.


Tools and Equipment


All tools and equipment necessary to carry out the duties and responsibilities of the Superintendent will be provided by the Employer.

The tools and equipment provided by the Employer are the property of the Condominium Corporation and will remain with or returned to the Employer, if and when the Superintendent ceases to be an employee of the corporation.

Any tools and equipment used by the Superintendent in carrying out their duties and responsibilities that are their personal property will remain their personal property at all times.


Expectations
While on duty, the Superintendent represents the Condominium Corporation and its Board of Directors.

The Superintendent is, on a daily basis, the first line of contact with residents, visitors, delivery persons, contractors and others after they have connected with the manager.

The Board expects the Superintendent to act in a professional and courteous manner that is respectful of everyone at the building and in full compliance with all its duties under the Ontario Human Rights Act.
