We are currently seeking an experienced Site Manager to lead operations at our newly developed vehicle storage facility and contribute to the management of select commercial properties within our expansive real estate portfolio.


Site Manager Job Description

Responsibilities

Exceptional Customer Service

  • To serve as the primary point of contact for multiple tenants and clients, fostering positive relationships and providing an exceptional level of customer service.
  • Respond to tenant communications and requests in a timely and courteous manner.
  • Resolve or repair minor building issues as required.
  • Assess substantial building issues to determine proper course of action or necessary contractor engagement.

Contractor Management

  • To communicate and meet with contractors in various fields to obtain proposals for repairs or maintenance contracts.
  • Coordinate maintenance or repair visits with contractors and tenants.
  • To ensure mínimal disruption is imposed during any contractor or trades visits.
  • Inspect and make certain that service level and quality of work meets acceptable standards and that contracts are fulfilled to specifications.

Building Inspections and Maintenance

  • To conduct regular building and property inspections to ensure proper upkeep and maintenance practices are being followed.
  • Notify supervisor of any significant building concerns or deficiencies requiring extensive planning or repairs.
  • Complete minor repairs as required through building common areas and exteriors.

Reporting and Documentation

  • Maintain accurate records and documentation related to property operations, maintenance, and tenant interactions.
  • To prepare detailed reports for various construction or maintenance projects, capturing start to finish progress, monthly maintenance schedules.
  • To ensure proper paperwork is submitted for any contract or repair expenses.
  • To make certain contracts are current and fulfilled to specification.

Collaboration and Communication

  • To work with other internal departments and communicate details about all aspects of the portfolio. Sharing various information relating to any on site requirements and issues.

Management of Vehicle Storage Facility

Responsibilities

Customer Assistance

  • To serve as the primary point of contact for the facility, greeting customers with friendly and professional attitudes.
  • Answering inquiries regarding storage options, rates, and facility features. Assisting customers with rental agreements, payments, and account management.
  • Addressing any customer concerns or issues promptly and professionally.
  • Providing facility tours, price lists, and availabilities to potential customers, promoting services and amenities.

Facility Maintenance

  • Complete routine site visits and conduct regular inspections of the facility and storage units to ensure cleanliness and maintain security.
  • Testing main access points to ensure proper operation and security.
  • Reviewing surveillance camera footage as required.
  • Report any suspicious activity or incidents to management and authorities as necessary.
  • Manage any maintenance contracts or contractor site visits.

Administrative Tasks

  • Maintain accurate records of rental agreements, payments, and customer interactions.
  • Assist with administrative tasks such as filing, data entry and inventory management.

Skills

Exceptional Customer Service and Communication Skills:Ability to interact effectively and courteously with tenants and contractors.


Strong Organizational Skills and Time Management:Ability to manage multiple tasks efficiently and prioritize effectively

Strong Work Ethic and Teamwork Skills:Ability to work independently and collaboratively within a team environment.


Strong Problem-Solving Skills and Critical Thinking:Ability to assess situations and make informed decisions to resolve issues.


Computer Application Skills:
Proficiency in MS Word, Excel, and Outlook for documentation and communication purposes.


General Understanding of Mechanical Systems:
Knowledge of mechanical systems within a commercial building to facilitate effective communication with contractors.


Ability to Complete Various Repairs:
Proficiency in minor plumbing, electrical, and drywall repairs.


Availability for Emergency On-Call:
Must be available for emergency situations outside of regular working hours based on a rotation schedule.


Pay:
$55,000.00-$60,000.00 per year
