JOB SUMMARY:

Reporting to the Principal, Porte Opportunities Corp.

and working closely with other members of the Acquisition and Development teams, the Junior Analyst will play an important role in supporting these business functions by gathering, analyzing, and interpreting data to help drive informed decision-making that contributes to the business's success.

The Analyst will use their strong analytical and problem-solving skills to perform financial analysis while ensuring thorough due diligence through the process.

This fast-paced role will offer the analyst access to in-depth information and experience within the commercial real estate and development industry, paving the way for an exciting career path within our company.


JOB DUTIES:


  • Perform financial feasibility analysis for commercial assets that includes performing modelling and cash flow projections using ARGUS Valuation software and excel;
  • Conduct the valuation of development and redevelopment sites utilizing land valuation and comparable transactions approaches;
  • Analyze investment returns, yield metrics, scenario analyses, and profitability of commercial real estate investments, taking into account zoning regulations, environmental impact, and market demand;
  • Analyze the impact of debt financing on property cash flows and return to metrics incorporating conventional mortgages, vendortakeback financing, second mortgages, and other nonconventional financing;
  • Perform Commercial tenant lease reviews that include the analysis of lease terms and special options that impact financial and nonfinancial terms, affecting property investment characteristics and development potential;
  • Support the preparation of investor relation materials such as confidential memorandums and investment analysis;
  • Prepare detailed reports and presentations that summarize the analysis and provide recommendations to management and stakeholders, as required;
  • Assist with transaction execution functions including the preparation of property documents, due diligence, and finance support;
  • Liaise with brokers on the underwriting of new investments; responsible for sourcing new opportunities, as required;
  • Assist with the transition of new company acquisitions to the property management team;
  • Remain uptodate with market trends, industry regulations, and economic factors that may impact real estate opportunities;
  • Performs other duties as assigned.

Education and Experience:


  • Bachelor's degree in Finance, Economics, or a businessrelated field;
  • Minimum of 2 years of relevant work experience, preferable in the real estate investment, development, finance, or a related field; previous experience compiling financial reports and financial data analyzing is not required but preferred;
  • Strong financial modelling and analytical skills, with advanced proficiency in Microsoft Excel;
  • Knowledge of ARGUS Valuation software is an asset;
  • Excellent written and verbal communication skills, with the ability to convey complex information clearly and concis
