In this role, you will work in a team environment and will provide analytical support for the underwriting and evaluation of office, industrial, retail and land acquisitions and dispositions throughout Canada.

KEY RESPONSIBILITIES

Prepare financial models in both Argus and Excel to project cash flows, investment returns and the viability of acquisitions and development projects.
Modeling, analyzing and evaluating of investment, development and disposition opportunities.
Perform indepth economic and demographic research and analysis for identified new investments and target real estate markets to guide investment decisions.
Draft investment summaries, recommendations and presentations for Investment Committee and Client approvals.
Review, summarize and incorporate third party analysis (i.e. engineering, cost consultants, geotechnical reports appraisals, building condition assessments, etc.).
Work with senior staff members in the verification and coordination of due diligence activities involving financial, property tax analysis, rent surveys, lease audits and arranging of thirdparty reports.
Participate in the review of new deals/developments and coordinate with internal/external groups to support cash flow assumptions.
Develop relationships with internal groups to support the underwriting of real estate investment opportunities.
Build network, and interface with real estate professionals within the investment community to acquire current knowledge of each investment, including information related to investment trends and markets.
Assisting with special projects as required.

QUALIFICATIONS & ATTRIBUTES

Bachelor's Degree preferably in Business Finance and/or Real Estate with a strong record of academic achievement.
12 years of experience in commercial real estate with emphasis placed on valuations, financial analysis, underwriting, modeling, and due diligence of real estate transactions.
Strong proficiency in Excel and PowerPoint with experience in Argus considered an asset.
Advanced knowledge and experience in real estate underwriting, valuation, and modeling; including discounted cash flow analysis.
A good understanding of commercial real estate fundamentals (lease structures, cap rates, development yields) and other finance and investment fundamentals (debt metrics, valuation, returns and others).
Understanding of capital markets influence on the commercial real estate market.
Knowledge of the six major Canadian real estate markets.
Superior grammar and business writing skills.
Strong networking and relationship development skills.
Strong interpersonal skills with an outstanding level of integrity to gain the trust and respect of internal and external stakeholders.
Extraordinary team player and ability to thrive in a fastpaced environment.
Strong relationship management with the desire to establish collaborative working relationships internally and externally.
