Summary:
We have an exciting opportunity to join Greenwin Corp's residential rental community.

We are looking for a vibrant and innovative Community Manager to join our team at the Woodside Terrace location in the Kitchener.

This will include two residential towers, with the first phase in full swing and the second phase opening to residents this summer.

As the Community Manager, you will be the driving force behind cultivating and engaging the community in person and online.

You will have the opportunity to shape the way our brand is perceived and build meaningful relationships with our residents and team.


What you'll get to do:


  • Responsible and accountable for the leadership and, supervision of resident services as well as the activities of all, site staff, service providers and vendors. Motivate and inspire team members, develop action plans with goals in mind. Provide a high level of customer service to our residents, staff and vendors both in person and online, as required.
  • Provide administrative support to the site staff and Manager, Residential Operations as directed by the Manager including setting measurable targets and goals for the property.
  • Participate in planning and budgeting, inclusive of annual budget preparation, variance reports, management plans, conduct operations within budgeted parameters, seeking manager approval in the event of a need to vary from budget.
  • Rectify any tenant issues that may arise and escalate as required
  • Maintain an accurate database with rent collection, ensure rents are received, collected, and processed in a timely manner
  • Administer notices to tenants, including rental arrears, termination notices, rent increases and other notices when required and in compliance with the Residential Tenancy Act
  • Manage or oversee the purchasing of supplies for the building.
  • Assist with scheduling of contractors, coordination of month end responsibilities and duties, including suite preinspections, building inspections on a regular basis in accordance with Greenwin' s standards and policies
  • Manage and resolve maintenance requests through Property Vista, assign work orders to site staff, ensure work is completed,
  • Respond to leasing inquiries either directly or through the leasing team, conduct tours of property, show available suites, follow up with prospective residents,
  • Maintain comprehensive knowledge of the property, including availability of suite types, layouts, common areas and amenity spaces of the building, surrounding neighborhood and valuable services provided in the community
  • Professionally and courteously handle all telephone and 'walkin' enquiries from residents
  • Promote our community by maintaining an overall focus on enhancing the customer service experience while maintaining a strong management reputation.
  • Professionally handle all inquiries, complaints, or concerns from current and prospective residents, follow up accordingly
  • Complete movein inspections and property orientation with new residents, complete vacate inspections with residents
  • Manage the lease renewal process with the ultimate goal of high resident retention

Who You Are:


  • College Diploma in Business Administration or hospitality field would be considered an asset
  • 3+ years preferred knowledge/experience in Property Management
  • Strong communication/interpersonal and decisionmaking skills, patient and understanding with residents
  • Ability to allocate one's times effectively and navigate tight deadlines, able to work under pressure
  • Exceptional customer service and organizational skills. Able to communicate effectively and professionally, both oral and written
  • Proficient with computer software, specifically MS Office
  • Knowledge of Yardi, applicable laws, legislation, and rights concerning resident/landlord relations
  • Team player who can multitask in a fastpaced environment, strong leadership skills
  • On site role that may lead to a hybrid schedule
  • Flexibility in hours to ensure availability for the formonth end, first 23 days of the beginning of the month to accommodate the moveins, move outs, rent collections, handling/direction of trades.
  • Other related duties as required, such duties may include lifting, light cleaning
  • Criminal verification check is required for employment
