Position Summary


The Maintenance Operator is responsible for performing primarily complex building and suite repairs analyzing, troubleshooting issues and strategizing possible solutions.

This position requires knowledge of building operating systems including electrical, plumbing and mechanical/boiler components as well as performing carpentry and aesthetic repairs.

As part of the Maintenance Team, the Maintenance Technician will assist in ensuring that HHF facilities and systems are in good condition and compliant with applicable codes, regulations, policies, procedures and standards.


Responsibilities

Maintenance and Repairs Perform maintenance and repairs in accordance to the set guidelines and specifications independently or as a team including but not limited to:

  • 1. _Building Maintenance_
  • Respond to both routine and emergency facility service requests and complete necessary repairs
  • Plumbing/carpentry/electrical/mechanical related activities associated with facility aesthetics and general building functioning
  • Interior and exterior repairs to walls, floors, ceilings, windows, doors, lighting, electrical, plumbing, etc
  • Provide assistance to the maintenance team and contractors in the completion of assigned work orders
  • Monitor contractors and trades people working within the assigned building and ensuring the subcontractor policy is adhered to and followed
  • Conduct testing and reviews of building equipment, machinery and systems to ensure facilities are compliant with applicable codes, regulations, policies, procedures and standards
  • Provide contractors with access to facilities, suites and systems in order to complete their work
  • 2. _Grounds Maintenance_
  • Assist with rodent, pest and bird control, etc.
  • 3. _General/Custodial Related_
  • Assist with the setup and movement of furniture (desks, chairs, tables, etc.) when necessary
  • Assist with special event setup, tear down and cleanup activities

Equipment Operation and Maintenance

  • Maintain and repair a variety of tools, motorized equipment and machinery that may be both straightforward and complex
  • Perform preventative maintenance and ensure servicing of equipment is completed regularly and/or in accordance with manufacture guidelines
  • Contact equipment suppliers/dealers for maintenance/repair information

Administration

  • Using the YARDI system review assigned work orders, updating required information and closing them out once work has been completed to the specifications

Health, Safety and Environmental Stewardship

  • Participate and contribute to the success of the overall safety program
  • Support, follow and abide by all safety management systems and promote a safety culture throughout the organization
  • Maintain a clean, sanitary and tidy work area at all times
  • Respond to emergency situations as they arise providing appropriate followup and documentation as required
  • Adhere to all manufacturer guidelines and safe work practices when using equipment
  • Use Personal Protective Equipment and follow universal precautions
  • Participate in worksite inspections, health & safety meetings and committees as required
  • Contribute to the organization's commitment to improving its impact on the environment through daytoday operations and seeking innovative ways to be a greener organization
Undertake the performance of other assigned duties as required


Requirements:


  • High School Diploma or equivalent is preferred
  • Three (3) years of previous building maintenance, repair and/or construction/trades related experience is required
  • A valid Class 5 Driver's License is required
  • Completion of a current and acceptable criminal records check for the vulnerable sector as required by the Protection for Persons in Care Act and the Accommodation Standards and Licensing Act is mandatory
  • Basic working knowledge of Microsoft Word and Outlook is required
  • Experience working with the YARDI system or other property management software is an asset First Aid and CPR certification is preferred or must be attained soon after hire

Working Conditions

  • Frequent and ongoing contact with staff, residents, contractors, etc.
  • The requirement to be able to lift and carry up to 50 lbs. and perform heavy manual work at times
  • Travel between HHF sites is required and the position may be required to work alone
  • Work both indoors and outdoors in varying temperature and weather conditions is required
  • Must utilize Personal Protective Equipment and follow universal safety precautions
