Apart from residential, Sky Development Group is also a developer of commercial real estate
having developed two commercial plazas in the downtown core of Richmond Hill.

Position Overview


The Development Manager is responsible for taking ownership of the planning, execution, and delivery of commercial real estate projects and actively leading due diligence matters on potential new sites for development opportunities.

This key role is also responsible for directing and motivating the project team including external, all while delivering superior real estate projects, as expected by our ownership group and reporting to the VP Real Estate.

Key Responsibilities

Planning

  • Manage the advancement of the real estate development projects through all phases (feasibility, design development, construction, and delivery).
  • Manage and direct all project consultants and professionals;
  • Obtain all necessary approvals, for example, OPA, ZBA, Site Plans, Condo Registration and Draft Plans from local governing authorities
  • Actively participate and manage both the acquisition and planning of Sky Development sites;
  • Responsible for all design deviation approvals via alternative substitutions, and the quality of the projects at various stages
  • Assist the Vice President of Real Estate in due diligence for acquisitions.
Financial

  • Lead in the preparation of budgets for redevelopment projects and potential site acquisitions for a wide variety of commercial sites;
  • Assist finance in maintaining project financial success and meeting all reporting deadlines
  • Work with the Vice President of Real Estate and Finance team to establish preliminary budget and finalized Pro Formas for new site acquisitions and existing development projects;
  • Plan and execute 5 year capex plans for existing owned properties;
Construction

  • Responsible for maintaining construction scheduling, procurement and successfully meeting deadlines, for owned and Leased sites;
  • Managing GC for Tenant fit ups and as an internal liaison between departments.
  • Interact, negotiate and maintain professional relationships with contractors, subcontractors and stakeholders
  • Prepare, collect and organize, quotations, bids and tender capex projects.
Required Knowledge and Experience

  • Minimum 5 years' experience in a Development, Planning, Construction or Consulting capacity
  • Degree in urban planning, Civil/Building Engineering, Architecture, or equivalent work experience is a strong asset.
  • Experience in managing redevelopment projects and monitoring budgets;
  • Strong knowledge of building design and can lead conversations with consultants on projects;
  • Excellent communication skills, with a proven ability to lead and manage teams;
  • Strong legal acumen, business acumen and strong negotiation skills;
  • Ability to see the big picture while also being able to dive into the details
  • Highly organized and driven to develop, maintain, and improve operational standards
  • Inspires achievement and promotes inclusion among team members
  • Ability to use autoCAD and draft in autocad.
