THE ROLE


Reporting to the Manager, Financial Planning & Analysis ("FP&A"), the Analyst will be responsible for business processes related to the operating budget and capital budget management and long-term financial planning for the Company.

Responsibilities of this role will include supporting FP&A in all aspects of budgeting, reporting, and forecasting.

This position will work closely with the Accounting, Property Management and Asset Management teams in the planning and preparation of the Annual Operating Plan.


RESPONSIBILITIES

  • Create and maintain complex financial workpapers and models to inform business decisions.
  • Assist in capital forecasting and reforecasting, including preparation of monthly cash flows to inform ongoing cash requirements and capital planning.
  • Assist in preparation of various senior management and board reporting, including the annual operating plan, quarterly management reports, and strategic plan.
  • Prepare quarterly and annual debt compliance requirements, and related reporting to the Audit Committee, Board and parent company. Assist with any ad hoc requests from lenders regarding compliance.
  • Collaborate crossfunctionally with the Property, Asset Management & Development teams and thirdparty property managers and developers, to identify and investigate monthly and quarterly variances to budget and forecast, proactively identifying opportunities for improvement and potential risks.
  • Liaise with internal and external stakeholders to track project budgets/proformas.
  • Assist with annual valuation process by assessing and interpreting asset values in accordance with the Company's valuation policy.
  • Assist with compiling lenders due diligence and internal underwriting for financings.
  • Understand and monitor status of existing properties to support refinancing efforts.
  • Run sensitivity analysis on property and corporate level debt.
  • Identify opportunities to enhance and streamline processes and reporting to meet the needs of both external and internal users.
  • Participate in the implementation of Yardi modules and other system/reporting customizations.
  • Ad hoc reporting and insightful analysis, as required.

QUALIFICATIONS & REQUIREMENTS

  • 35 years of experience in finance or accounting.
  • Postsecondary education in Finance or a relevant field.
  • Designated CPA or CFA, or actively working towards a designation.
  • Knowledge of basic accounting concepts is required.
  • Experience working in real estate industry is an asset.
  • Proficiency in planning, analysis, budgeting, forecasting and building, and managing complex financial models and financial statements, while maintaining a high degree of accuracy.
  • Ability to adjust time management to respond to prioritized tasks with varying deadlines, and the flexibility and dedication to support other departments.
  • Selfmotivated and results oriented with a focus on delivering highquality work, specifically around data quality.
  • Exceptional verbal and written communication skills.
