Summary:
- Support the vision and direction of City Park Cooperative Apartments Inc.
- Assists the management in coordination of the Maintenance Department and ensuring that compliance with safety, health and fire regulations;
- Oversee the Maintenance and monitoring the repairs mechanical, electrical and plumbing equipment.
- Supervise the performance of general carpentry work, preventive maintenance programs for mechanical, electrical and plumbing equipment.
- Coordinate the work of City Park preferred contractors ensuring required documentation for contractors is kept up to date.
Duties:
Mechanical
- Monitors equipment functioning, heating units, water pumps and air ventilating units. Monitors and document all readings of boilers and all electronic controllers as necessary.
- Maintains boilers settings, monitoring operations and making minor adjustments within the standards of equipment.
- Monitors and report water treatment systems, sampling, testing and correcting deviations from standards.
Electrical
- Monitors and inspects generators, including logging readings, testing, performing preventative maintenance and reporting, if required, and ensure fuel storage tanks are kept at a reasonably high level.
- Monitors electrical equipment such as motors, pumps, air compressors, cleaning, lubricating and replacing parts and filters as necessary.
- Coordinates repairs to electrical deficiencies and appliances such as Coop vacuum cleaners, stoves and fridges.
- Responds to power failures and equipment malfunction, investigating, and reporting problems.
- Coordinates the tightening or replacement of burntout light bulbs.
- Oversees repairs and replacement of electrical fixtures, if necessary.
- Reports defective sockets, wall outlets and connectors and coordinates necessary repairs.
- Address garage doors and gates repairs.
- Address exhaust fans repairs.
Plumbing
- Contains damage from burst pipes and performs necessary repairs, if capable. Otherwise informs Maintenance Manager (or Property Manager in absence of Maintenance Manager) to arrange for repairs.
- Coordinates repairs to and unplugging of toilets. Replaces toilet if necessary.
- Oversees the repairs to water leaks in apartment units and common areas, if necessary.
- Ensuring bleeding of radiators in apartment units is done, if necessary.
- Oversee the repairs to kitchen and bathroom drains and pipes.
- Ensures the replacement of caulking, installation of new faucets and supply lines in kitchen and washroom sinks, repair/installation of new sinks and countertops, and tiles.
- Address/repairs garbage compactor and arranges repairs, if necessary.
Carpentry
- Ensures keys are cuts, if necessary.
- Makes parts to repair door cabinets and/or cupboards.
- Replaces doors or install new doors, frames and hardware such as closers and panic bars.
- Replaces apartment unit window glass and medicine cabinet mirrors.
- Repairs coop curtain rods in apartment units.
- Removes and replaces caulking to ensure water and draft tight seals in apartment unit windows.
- Repairs and replaces apartment unit locks, if necessary.
Emergencies
- Responds to emergencies such as fires, flood, power failure and other natural disaster and assists with containing damage or resolving problems.
- Responds to emergency calls by security on weekends and evenings, as scheduled.
Other Duties
- Maintains an inventory of all maintenance supplies, including the list of appliances, and document all supplies used.
- Works with outside contractors on projects to ensure work in vacant units are turnaround within a reasonable time period of two to three weeks.
- Review timesheets of maintenance staff to ensure time worked is being correctly claimed
- Maintains a clean, safe working area, ensuring compliance with safety, health and fire regulations and procedures and ensuring tools such as saw and drills are in safe working condition.
- Assists the junior general maintenance person in completing maintenance tasks, if necessary.
- Performs scheduled preventive maintenance program.
- Complete and maintain all necessary documentation including daily inspection reports, daily work order log, equipment service logs and materials used logs.
- Performs some function of the maintenance manager's role when they are sick or on vacation.
- Complies with City Park Cooperative Apartments Inc. policies and procedures.
- Identify and address immediately with your supervisor any health and safety deficiencies.
- If required, complete regular daily inspection checks, including fire panel and equipment checks as outlined in your work schedule.
- Perform the work outlined in your current daily, weekly, monthly schedule in a manner that meets City Park Cooperative Apartment Inc. standards.
- Maintain and promote health and safety within the buildings and adhere to City Park Cooperative Apartments Inc. policies and procedures regarding workplace safety.
