Your role


Reporting to the Director or Senior Director, Real Estate Finance, the Analyst, Real Estate Finance is responsible for assisting and supporting the Real Estate Finance team in achieving their commercial mortgage investment objectives, whether it be term or construction loans.

This includes completing property valuations and market analysis and assisting in the preparation of underwriting for new transactions and renewals of commercial mortgages.

In addition, they will also play a supporting role in loan administration by conducting annual reviews of existing mortgages and preparing various internal reports.


Responsibilities:

Preliminary analysis and loan origination

  • Collect, validate and analyze all necessary financial information and perform due diligence to meet Otéra's risk and return requirements; including analysis of financial statements and review of thirdparty reports (appraisal, building condition, environment);
  • Complete property valuations by performing cash flow and rental analysis of properties, including sensitivity and market analyses;
  • Analyze in detail all aspects of a real estate project (term loan or construction) identifies and quantifies the risk elements to be considered;
  • Analyzes project budgets in detail and compares them to other projects already in the portfolio;
  • Analyzes leases and/or sales contracts and their impact on liquidity and present and future value;
  • Qualifies sales contracts for coowned projects within approved parameters;
  • Reviewing external appraisal reports and making changes as required to meet underwriting criteria;
  • Analyzes the financial statements and net worth of developers, guarantors and other stakeholders to assess their financial strength and liquidity;
  • Conducts sensitivity analyses to estimate a project's ability to withstand market fluctuations;
  • Analyze the market and collaborate in maintaining a database to monitor the real estate market and determine/validate the assumptions used in the financial analysis.
Asset Management

  • Complete annual reviews of the existing loan portfolio;
  • Provide support to the Directors in processing various borrower requests and obtaining the necessary internal approvals (assumption, partial releases, etc.).
Administrative Management

  • Prepare various internal reports (including statutory reports related to loan portfolio management);
  • Validate/enter data into the loan administration system;
  • Conduct property inspections and other miscellaneous tasks.

Profile:


  • Bachelor's degree in finance, business administration or real estate;
  • One (1) to three (3) years of experience in an analyst role and/or in the commercial real estate industry;
  • Knowledge of the commercial real estate industry and/or commercial property valuation and underwriting (an asset);
  • Working knowledge of Outlook, Word, Excel and PowerPoint (Argus an asset);
  • Excellent oral and written communication skills;
  • Strong analytical and synthesis skills;
  • Ability to work both independently and as part of a team;
  • Ability to work on multiple projects with strict deadlines;
  • Excellent organization and time management skills;
  • Good ability to manage multiple files simultaneously;
  • Bilingualism, oral and written. (Otéra has operations across Canada and in the United States, and the person will occasionally be called upon to interact with our various teams based in Montreal, Toronto and New York.)
