Responsibilities:
- Responsibilities for this position include oversight of projects from inception to completion including site selection, evaluation, financing, cost estimating, construction management, etc.
- Manage and coordinate the preparation of design drawings and documents to ensure the design intent and vision for various projects is complete, efficient, and comprehensive.
- Assist in overall construction coordination, planning, identifying potential risks and resolving technical issues.
- Responsible for leading and managing project consultants while also building positive rapport and working relationships with the consultants.
- Assist with project tenders, generating bid documents, scopes of work and reviewing trade submissions upon tender close.
- Organize and conduct preconstruction meetings with all Trade Contractors to review scope.
- Generate contracts and develop clear requirements, schedules and scopes of work.
- Provide leadership and guidance to Trade Contractors, Vendors and Site Staff.
- Work with Accounting team to establish and manage project budgets and cash flows.
- Work with the Superintendent to develop and manage project schedules to define key milestone design and construction dates to ensure the team meets or exceeds revenue delivery dates.
- Perform project site visits and review projects through construction.
- Ensure construction activities comply with local, provincial, and federal rules and regulations.
- Coordinate project team meetings/conference calls and prepare and distribute minutes.
- Manage RFI's in coordination with the Superintendent and ensure timely, coordinated responses from Consultants.
- Initiate shop drawing reviews to ensure timely deliveries of materials and equipment.
- Responsible for change management and change order process, including pricing, processing, and assessing cost and schedule impact.
- Manage occupancy requirements with Coordinating Professional, various departments
- Facilitate turnover of finished buildings to operations, oversee training, movein and deficiency work.
Qualifications:
- 5+ years' construction experience on multifamily residential projects.
- Must be extremely well organized, detail oriented and possess good time management skills.
- Fulsome understanding of the construction practices, building materials and codes.
- Capability to read and understand construction drawings, specifications, environmental reports, traffic studies, lease agreements, contracts, surveys, etc.
- Ability to communicate effectively with a team of skilled and technically trained Consultants and Trade Contractors.
- Understand and resolve disputes in a fair and reasonable manner.
- Experience with MS Office, MS Project, Bluebeam, etc.
- Ability to identify scope gaps, constructability issues and opportunities to valueengineer through detailed construction documentation review.
- Ability to develop the project execution strategy, project schedule, and resource forecast in collaboration with the project management team.
