What YOU Will Do


The Design Manager is responsible for managing and coordinating the development of the design, technical aspects of a project, and, in collaboration with the construction team, the technical validation of construction methods for buildings and auxiliary services housing industrial activities.

This includes processes, manufacturing activities, or logístical activities such as data centers or logistics processing centers.


During the tendering period (AP) in design-build or other types of partnerships, they actively participate in concept development and promote synergy between the design and construction teams.

They ensure that potentially cost-effective alternatives are analyzed, and the design is optimized in accordance with tender specifications.

With the professional firms under their supervision, they oversee the production of plans, technical documents, and other elements such as data sheets and specifications, progressing to meet client requirements and the needs of the estimation and construction team.

They play a key role in the proposal team, collaborating with all stakeholders (construction, planning, estimation, etc.), and monitor the performance of professional firms, focusing on quality, schedule, and costs.


After securing the contract, they continue their role in the project team until the completion of the design, and possibly until delivery.

They establish the design management plan and quality plan, overseeing the production of deliverables according to the review process and site constraints.

Their sustained presence in the project office or at the construction site is generally required.

Specific Tasks and Responsibilities - Industrial Sector:

Proposal:
Planning


  • Familiarize themselves with tender documents provided by the client during the proposal phase.
  • Clarify with the client the various interfaces and functionalities required for industrial activities.
  • Collaborate in the review of service offers from professional firms based on signed contracts.
  • Review and comment on the organizational structure of the design team for the project.

Proposal:
Design Development


  • Participate in concept development and lead the entire design development process with professional firms in all required specialties.
  • Optimize the design, analyze alternatives, and assess impacts on schedule and costs in collaboration with the construction team.
  • Establish and lead a design committee, supervising and coordinating professionals involved in both building and auxiliary services.
  • Ensure the design team works with the BIM coordinator and facilitates the implementation of established BIM procedures.
  • Manage clientprescribed design requirements, coordinate technical aspects related to construction strategy, and actively participate in design workshops with the client.
  • Develop and implement design review measures to ensure quality and compliance with client requirements and applicable standards.
  • Review and validate drawings and technical information before official issuances.
  • Communicate technical information to the estimation department, suppliers, and subcontractors at an advanced stage.
  • Ensure proposal texts on design are prepared according to client requirements, highlighting design highlights and benefits.
  • Participate in a postmortem of the proposal phase and highlight lessons learned.

  • Participate in project risk analysis and monitor designrelated risks.
  • Contribute to the construction schedule, especially in defining engineering and architecture lots, required design team activities, and deliverable milestones.
  • Support the estimation team in budget preparation by clarifying the nature of the design and supporting the compliance process for alternative materials and equipment.
  • Support the procurement team in the technical definition of contracts for potential subcontractors and suppliers.

Performance Monitoring of Professionals

  • Monitor the performance of professional teams based on agreed budgets and schedules, using earned value principles.
  • Check the progress of design and approve invoices from professional firms.
  • Manage changes and/or additions to mandates along the way, negotiating amendments as needed.
