THE ROLE:


The Operations Supervisor will be responsible for overseeing building operations and maintenance programs and services for an assigned portfolio of retail properties located in Montreal, QC.

Reporting to the Director, Operations, the Operations Supervisor will ensure that assigned properties are maintained to the highest level of operational efficiency to support the delivery of "best in class" operations and enhance tenant relationships.

In this role, you will be required to be available for on-call/stand-by and emergency call-out as needed. Regular travel throughout the area, a valid driver's license and a reliable vehicle will also be necessary.


WHAT YOU WILL DO:


  • Maintain effective preventative and corrective maintenance programs for all HVAC, mechanical, plumbing, electrical and site services and oversee all maintenance activities. Ensure these maintenance programs are documented and performed.
  • Coordinate tenders and supervise the performance of subcontractors in the delivery of maintenancerelated projects and program.
  • Supervise maintenance and cleaning teams in the delivery of maintenance program while ensuring the prioritization of tasks and deadlines.
  • Ensure materials and services purchased are authorized, costeffective and obtained in appropriate quantities.
  • Assist with the Annual Building Inspection.
  • Assist in the annual budgeting process for assigned properties while ensuring budget compliance throughout the year.
  • Oversee the repair and maintenance of operations equipments.
  • Administer the quality assurance program to ensure delivered services meet or exceed contract requirements and follows standard operating procedures.
  • Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environment, health and safety, and fire protection.
  • Participate in special projects and take on other duties as assigned.

WHAT YOU BRING:


  • Related experience in retail or commercial building operations or maintenance management.
  • Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
  • Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.

WHAT YOU NEED TO BE SUCCESSFUL:

  • Must be fully bilingual in French and English.
  • No two days are the same, and whatever the challenge, you are highly motivated to step up and problem solve.
  • Adept at working independently while being a strong team player.
  • Excellent written and verbal communication skills to effectively communicate with tenants, external contractors, internal teams and others.
  • Strong attention to detail and time management skills to coordinate multiple, competing priorities and deadlines.
  • Strong general computer skills, including knowledge of Microsoft Office Suite and willingness to learn new systems (we use Building Engines).
