The successful candidate will be responsible for ensuring the effective and efficient maintenance operations of all properties.
    What you will be doing:
    • Monitor and respond to all emails and phone calls from tenants re: maintenance requests.
    • Ensure resident requested service orders are completed on a timely basis and to the company standard.
    • Promptly communicate with Property Manager concerning all maintenance issues at the property.
    • Asses all maintenance requests upon receipt.
    • Communicate with tenants to gather any additional details needed to efficiently and effectively have maintenance requests completed.
    • Coordinate various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, and general repairs.
    • Assign appropriate vendors based on the initial assessment and follow through to completion.
    • Maintain regular and timely documentation on all service calls.
    • Coordinate unit access with tenants to have vendors complete scheduled service calls.
    • Monitor the exterior of the property and ensure it is maintained to always provide clean and acceptable curb appeal.
    • Responsible for registering warranties and scheduling service requests for all appliances.
    • Seek and develop new/existing relationships with local trades to be added to the company's approved vendor list.
    • Manage and organize monthly and annual fire inspections.
    What you must have:
    • Previous experience in the Property Management field is preferred, but not required.
    • Ability to communicate effectively, both oral and written, with tenants, team members and external vendors and suppliers.
    • Client first focused relationship skills.
    • High level of computer proficiency including exceptional Microsoft Office skills (Outlook, Word and Excel are a must).
    • Highly organized with the ability to multitask and work under pressure.
    • Excellent customer service skills and strong attention to detail.
    • Process oriented individual who receives satisfaction in seeing a job brought to completion.
    • Pro-active and dedicated team player with a positive attitude.
    • Must have a valid driver's license and access to a reliable vehicle. Light local travel may be required once a month.
