Senior Project Manager


Advise Clients on various aspects of Corporate Real Estate and Project Management delivery responsible for a portfolio of project work in the US Region.

Act as Trusted Advisor and Owner's representative owning the full project delivery process from project initiation, through execution and completion and in partnership with local JLL project management resources based in respective cities in assigned Region.

Identify key priorities for each project and work to align organizational stakeholders with core project team and drive conformance to standards and client expectations.

Partner with local JLL PM resource in leading the project delivery team to ensure quality, speed, predictability, and outcomes.

What this job involves

Lead the client relationship/interface for the assigned projects and any additional initiatives assigned.
Establish a "Trusted Advisor" relationship with Client counterparts as Project Team Leader

Be advisor to client on all project delivery issues related to budget, scope, schedule, procurement and assembly of project team.

Coordinate work and/or approvals between other internal and/or external groups and vendors.
Liaison with other client core team members, such as Legal, IT, A/V and Security
Partner with local Client Facility Management staff and be periodically present on location to nurture partnership
Drive adherence to established processes and demonstrate agility and creativity to meet dynamic business needs.

Coordinate with client, other core team members, and internal team to develop and document processes in support of execution of projects and client objectives.

Escalate risks throughout the organization appropriately.
Manage the approval processes for all assigned projects, including project funding, project charter, contracts, design reviews, team selection, etc.
Provide regular Executive-Level dashboard or presentation reporting on regional projects.
Maintain project benchmarking metrics and track performance against established targets.
Attend client's bi-weekly Project Inflight and Project Initiation meetings, demonstrating effective leadership and ownership of project within regional portfolio.
Maintain and manage monthly, quarterly and annual financial forecast requirements and variances.
Team leader of local JLL PMs in assigned region (SPOC for clarifications, information, training, processes, forms, etc.)
Onboarding and training local JLL Project Managers and provide mentorship to current team members as needed.
Assist Regional Team Lead and JLL transaction manager on review and comment of RFP, LOI and Lease negotiations.
Partner with JLL Portfolio Planner to publish and maintain Project Charter defining all project criteria.
Assemble project team and Lead project kick-off
Ensure use of current client docs and forms - coordination with Global Real Estate and Facilities (GREF), GREF Accounts Payable and Legal
Drive consistency with respect to JLL project management service delivery based on 5 phase project delivery process.
Manage local Project Manager resourcing to ensure balanced project assignments and optimal use of the local PM team.
Attend project meetings and ensure conformance to expectations and mentorship, as needed.

Review all legal contract submissions to client ticket system and partner with associate project managers to review all invoices and purchase orders to ensure conformance to contractual requirements.

Partner with regional team lead and associate project managers to establish best practices/processes.
Update/ensure JLL PM compliance in use of JLL Project Management platform and client's Sharepoint sites.

Bachelor's Degree Preferred in Real Estate Development, Project Management, Architecture, Engineering, Construction Science and/or Finance
5+ years
Commercial (Corporate) Real Estate, Transaction Management, and Project Management
Lease Negotiation
Corporate Office Tenant Improvement Project Management Experience
Team leadership
Demonstrated client relationship management skills
Strong analytical skills including root cause analysis and solution development
Outstanding organizational and time management skills
Excellent verbal and written communication skills
Attention to detail and ability to drive consistency among a team of PM individuals.
Computer proficiency in Word, Excel, PowerPoint, Adobe and Microsoft Project
Ability to work well in a demanding environment
LEED Certification and relevant licenses preferred
Relevant affiliations and/or credentials, such as AIA, NCARB, etc.
Travel Required
