Maintenance Tech

About the Role
The Maintenance Tech ensures the highest standard of appearance, safety, security, maintenance and repair for Housing Authority property.

This position is expected to maintain good working relations with the tenants and respond to the tenant requests within his/her area of responsibility.

The Maintenance Tech reports to the Maintenance Supervisor for direction and supervision.


Responsibilities and Objectives

  • Cleaning of Building and Units
  • Unit Vacancy Preparation
  • Maintenance Service and Repair
  • Exterior Maintenance
  • Tenant Service
  • Accurate Record Keeping
  • Inspections such as boilers, building and unit as required
  • Build, repair and install countertops, cabinets, benches, partitions, floor, door, window frames, building framework and trim.
  • Install glass in windows, doors and partitions.
  • Fit and install prefabricated window frames, doors, door frames, weatherstripping, interior and exterior trims and finish hardware such as locks, letterdrops and kickplates.
  • Build steps and handrails.
  • Build and repair decks.
  • Repair/replace fences and gates.
  • Build forms and install concrete sidewalks.
  • Repair or replace shingles, facia/soffits, gutters and downspouts.
  • Install storm doors/entry doors
  • Install subfloor.
  • Install lino, carpet and baseboards.
  • Repair/replace drywall (prepare for paint and stipple).
  • Stipple ceilings.
  • Paint walls, ceilings, cupboards, basement stairs, basement walls and cement floors.
  • Repair electrical (outlets, switches, light fixtures, smoke detectors).
  • Framing.
  • Repair plumbing (plugged toilets, wax seals, flappers, fill valves, handles and tank seals).
  • Replace broken or cracked sinks or install sinks in new countertops.
  • Unplug sink drains and replace/repair traps.
  • Replace/repair taps (washers, orings, cartridges and handles).
  • Install new tub surrounds.
  • Install towel bars, shower rods, curtain rods, exhaust fans, etc.
  • Repair/replace bifolds and interior doors and jambs.
  • May build cabinets and other wooden equipment in shop using woodworking machines such as saws, shapers and joiners.
  • Complete exterior repairs.
  • Install and repair locks.
  • Perform preventative maintenance tasks such as oiling or greasing motors, cleaning furnaces and changing furnace filters.
  • Repair fridges (fridge seals, handles, brackets, bars and plugged drain tubes).
  • Repair stoves (elements, element blocks, hinges, handles), etc.
  • Repair deficiencies from annual inspections.
  • May be required to clean out vacant units.
  • Other duties as assigned

Education and Experience

  • Minimum Grade 10 education with 1 to 3 years' experience in maintenance and custodial environment.
  • General knowledge of all facets of maintenance and some knowledge of the basic techniques used in a variety of trades including carpentry, plumbing, painting and electrical work.
  • Valid driver's licence and use of own vehicle.
  • Basic First Aid / CPR
  • Firemen's certificate
  • Must be knowledgeable of WHMIS and appropriate mixing and handling of chemical

  • Ability to read, write and understand English.
  • Ability to use general office equipment, such as telephone, computer, printer, copier.
  • Excellent interpersonal skills with the ability to relate to others.
  • Strong organizational and timemanagement skills.
  • Ability to multitask.
  • Must maintain professional appearance
  • Ability to maintain good communications and effective relations with tenants and other Housing Authority staff to successfully fulfill the responsibilities of this position.
  • Promote and ensure a positive professional image is maintained as this position is the front line point of contact for the Housing Authority.
  • Demonstrate initiative, reliability, flexibility, good judgement and ability to maintain confidentiality.
  • Good interpersonal, oral and written communication skills.
  • Developed time management skills.
  • Ability to work independently with mínimal supervision, or as part of a team.

  • Valid driver's license and use of own vehicle that is appropriate for hauling equipment and tools
  • Must comply with all safety requirements.
  • Required to maintain a regular schedule which may require working overtime, weekends and nontraditional holidays.
  • Be required to be oncall and aid during staffing deficiencies onsite.
  • Must possess willingness to participate in training sessions to develop or enhance required skills
  • Ability to work independently with mínimal supervision, or as part of a team.
