Job Summary:


The Building Manager, Operations is a Leadership position with a high degree of responsibility in the area of Property Management.

The role of the Building Manager,

Operations is to reasonably meet the needs of all Metcalfe Realty Company Limited

Tenants and their Guests.

Specifically, the Building Manager, Operations on duty is responsible for the General Management and the overseeing of the assigned properties and others as directed.

The Building Manager, Operations will most importantly be responsible to ensure the building conditions are maintained at the highest level, by managing all their staff and contractors in addition to assisting and reporting to the

Property Manager of Operations.


Responsibilities:


  • Responsible for daytoday operation of Commercial Office, Retail and
Warehouse space.

  • Respond to daytoday servicerelated issues both for internal and external customers.
  • Managed and coordinate their Staff and Sub-Contractors.
  • Design and implement training schedules for New Staff and Sub Trades.
  • Manage Service Contracts i.e., Janitorial, HVAC, Landscaping etc.
  • Implement and Coordinate External Security.
  • Perform daily, weekly, monthly inspections relating to Building Safety and coordinate and oversee repairs.
  • Monitor building's HVAC, Mechanical, Electrical, Security System, Fire Alarm
Panel and Sprinkler System regularly for proper operation and report any discrepancies.

  • Ensure compliance with all applicable Government Regulations. Respond to emergency situations fire, flood, loss of electrical power, accidents etc.
  • Respond to after hour emergencies on call rotation is every 7 weeks.
  • Investigate and Manage insurance claims in conjunction with Insurance Adjuster.
  • Coordinate with Insurance Companies with the restoration of fire and flood damaged properties.
  • Coordinate and assist with Leasing Department as required.
  • Prepare and propose Capital Expenditures.
  • Comply with Company Policies and Procedures and ensure building standards are always maintained.
  • Perform all other duties as may be required.

Qualifications:


  • Valid Certificate of Building Environmental Systems
  • Operator Class 1 & 2 or SMT or Stationary Engineer 4th/5th Class or equivalent.
  • Minimum 58 years' experience in General Maintenance in a Commercial, Retail or Industrial environment.
  • Minimum 58 years' experience in Physical Plant Operations, HVAC, Plumbing,
Electrical, Fire Alarm, and other related equipment and Building Systems.

  • Sound knowledge of Building Systems, Life Safety, and Emergency Procedures.
  • Ability to read and interpret mechanical/electrical blueprints.
  • Critical Thinking.
  • Problem Solving.
  • Detail Oriented.
  • Negotiation Skills.
  • Customer Service Experience.
  • Management and Human Resources Experience.
  • Strong Leadership Skills.
  • Maintenance Experience.
  • Understanding of Building Codes and Safety Regulations.
  • Ability to Set and Meet Goals.
  • Task Oriented Leadership to focus on tasks that need to be performed to reach goals and achieve Performance Standards.
  • OntheJob Experience.
  • Strong Written and Oral Communication Skills.
  • Bilingualism an asset but not required.
  • Valid Driver's License + vehicle
  • Security Clearance

  • Walks over uneven terrain to maintain equipment and remove snow.
  • Squatting, stooping, kneeling to maintain and repair facilities and equipment.
  • Climb up ladders to make repairs.
  • Climbing into trucks and onto other equipment.
  • Operating trucks with snow removal equipment and to haul equipment.
  • Lifting ability to remove and replace parts on building mechanical systems.
  • Ability to lift, push and pull office furniture.
  • Ability to lift boxes of supplies, equipment, and other items weighing up to 100 lbs.
  • Ability to lift and move plumbing fixtures and other equipment involved in repair tasks.

Salary:
$50,000.00-$65,000.00 per year
