About This Opportunity


The primary responsibilities of the Real Estate Development Manager involve analyzing existing economic, demographic, market, and environmental variables to identify areas for new restaurant expansion and remodels primarily for Western Canada.

The incumbent will be required to review sites, assess costs, and needed steps for zoning, local ordinances, and acceptability.

Strong written and verbal communication abilities are essential to properly provide recommendations on how to proceed with various properties, neighborhoods, and strategies.


What You Will Do

  • Establish and maintain relationships with developers and brokers to ensure access to supply of suitable sites
  • Identify specific areas for new locations
  • Inspect properties
  • Assess site viability with reference to location of existing units, location of competitors, potential market penetration, traffic flow and demographics
  • Prepare site selection proposals for senior management review including preliminary site plans, construction cost estimates, sales projections, and recommendations
  • Analyze recent commercial activity to assess property value
  • Negotiate terms of acquisition or lease with property owners
  • Present and discuss offers and counteroffers
  • Liaise with legal staff regarding nonstandard lease and purchase terms
  • Respond to inquiries and complaints from the public regarding development plans
  • Provide advice and input to senior management and other company staff on leasing strategies
  • Negotiate acquisition or lease terms
  • Oversee required zoning and development processes
  • Monitor industry franchising and real estate trends on an ongoing basis
  • Establish and maintaining relationships with developers, brokers, and other industry contacts

What You Need To Perform In This Job

  • Bachelor's Degree in the fields of Business, Construction and/or Real Estate required or equivalent experience
  • 5+ years corporate real estate development experience
  • Experience with QSR/Fast Casual, multiunit retail environment
  • Have general understanding of real estate contracts and development processNegotiating skills, capable of making informed decisions on site selection and project management
  • Basic accounting skills to handle the budgeting aspect of this role
  • Demonstrates effective communication, influencing, problem resolution and organizational skills to deal with issues involving the market planning process and driving new Real Estate development
  • Demonstrates strong business acumen to maintain and grow relationships with developers, brokers, architects, designers
  • Demonstrates formal negotiating skills
  • Fully competent strategic and tactical business planning skills
  • Ability to deal with problems involving multiple variables in standardized situations
  • Strong time management and organizational skills can easily manage the complexity of multiple sources of input, juggle many tasks, priorities and meet deadlines
