The Role
Key Responsibilities:
- Prepare, review, and ensure adherence to a variety of legal / contractual documents for commercial construction projects.
- Define and monitor project requirements, including scope, quality, overall budget, and schedule of work.
- Liaise directly with clients, tenants, consultants, contractors, and subcontractors to ensure their requirements are met.
- Identify and address legal / contractual risks or potential issues that may affect budget, cost, or schedule.
Detailed Duties:
- Develop and issue RFPs, supplementary conditions, change orders, and service contracts for consultants and contractors for various stages of the project.
- Translate requirements, operational needs, and constraints into the language of the technology needed for the project.
- Liaise effectively with other departments at IEP, including property management, operations, and leasing.
- Assist with the approval process with statutory authorities and procurement of requisite permits.
- Prequalify, recommend, select, and negotiate contracts with consultants and contractors.
- Prepare project reports and status updates for internal and external project stakeholders.
- Identify the impact (scope, time, quality, cost) of proposed changes.
- Arrange and coordinate the procurement, expediting, and quality control of all required materials, equipment, and services.
- Manage construction/implementation for conformity with approved design, including detailed scheduling and coordination, management of inspection, administration of construction changes, approvals of progress claims, completion certificates, management of deficiency and warranty work, commission, operating manuals, and record documentation.
- Assist property management team with development of annual budgets and capital plans.
- Produce monthly, quarterly, and annual reporting on multiple facets of the portfolio.
- Continuously improve policies and procedures for project management operations.
Skills and Qualifications
- College or university education in architecture, engineering, or previous experience in a construction management role.
- PMP certification is a strong asset.
- Minimum of 5 years of experience in commercial construction project management.
- Currently holds a valid G driver's license and has reliable access to a personal vehicle for travel to various site locations as required.
- Strong knowledge of building systems and operations including electrical, HVAC, life safety, security, elevators, and building envelope
- Strong proficiency in Office 36
- Superlative communication skills, both written and verbal, with the ability to communicate effectively with a variety of stakeholders including technical, professional, and managementlevel staff.
- Ability to communicate in French, both written and verbal, would be considered an asset.
- Excellent critical thinking skills with a knack for creative problem solving.
- Exceptional organizational skills with the ability to prioritize multiple requests and deadlines.
- Ability to adapt to new processes and work accurately in a fastpaced environment.
- Meticulous attention to detail.
