ABOUT THE POSITION


The Leasing & Marketing Supervisor reports to the Regional Director, Sales & marketing and is a key member of the Leasing team, assigned to a portfolio of properties in the specified geographical area.

They Collaborates closely with Operations Leaders and the Sales and Marketing department to coordinate and ensure the success of marketing, advertising, leasing and resident engagement activities at the properties.


The role is responsible for managing and maintaining suite occupancy in their assigned portfolio, alongside providing clear direction, inspiring and motivate team members, and setting a positive example for the team.


The RSMS provides support in the implementation of leasing, marketing and customer relationship management strategies and initiatives that provide a best-in-class customer experience, from resident acquisition to retention.

They will leverage their expertise to drive results by effectively communicating and sharing information, learnings, and knowledge with all Leasing Team Members.

As an expert, they work closely with key business partners to understand business initiatives and developments to effectively plan and integrate execution activities.


KEY RESPONSIBILITIES

50% Leadership**:


  • Oversee daytoday Leasing Team operations and support leasing team members with coaching and training.
  • Communicate clearly and effectively, both verbally and in writing, to ensure everyone understands their roles and expectations.
  • Mediate conflicts within the team, find common ground, and foster a harmonious working environment. Address conflicts and issues within the team in a fair and constructive manner.
  • Make informed and timely decisions that align with team goals and organizational objectives.
  • Analyse complex issues, identify solutions, and implement strategies to address challenges.
  • Build a cohesive and highperforming team by recognizing and utilizing each member's strengths and addressing weaknesses.
  • Provide ongoing guidance and development opportunities to help team members reach their full potential.
  • Trust team members with responsibilities and tasks by delegating, while providing guidance and support as needed.
  • Understand and acknowledge the needs and concerns of team members, demonstrating care and support.
  • Monitor individual and team performance, set performance goals, provide constructive feedback and conduct performance evaluations to facilitate growth and improvement.
  • Review all Mystery Shop reports and provides coaching to Leasing Team Members and feedback to Operations Leaders
  • Understand and manage budgets, expenses, and financial aspects relevant to the team's activities.
  • Lead with honesty and integrity, setting a high standard for ethical behavior within the team.

30% Sales:


  • Support the Sales & Marketing team to develop, maintain, and execute a sales & leasing strategy, including under performing asset plans.
  • Gain and maintain expert knowledge of local market conditions and drivers through market surveys, traffic and conversion analysis.
  • Keep track of sales and marketing metrics and budgets.
  • Define clear and achievable sales goals for their team and individual team members, and ensure they are ontrack with deadlines.
  • Report on key metrics related to sales, resident activity and the customer experience.
  • Perform regular site visits conducting "streettosuite" and leasing reviews, providing coaching as needed.
  • Analyse vacancy, traffic and leasing on a weekly/monthly basis and develops recommendations appropriate for each building.
  • Conduct quarterly market surveys, analyses data, provides recommendations and organizes competitive mystery shops.
  • Plan, coordinate, and implement resident events and activities.

20% Marketing:


  • Identifies local strategic marketing and advertising opportunities for buildings.
  • Maintains all advertising listings, ensuring that pricing, incentives, and content are current.
  • Develops and manages the Sales & Marketing budget for their portfolio.

JOB REQUIREMENTS

Education and Experience:


  • Postsecondary education within Marketing or Business is preferred
  • 23 years of experience in leading and managing a team
  • 35 years of experience in a sales or leasing environment
  • Exposure to a multiresidential or other related industry asset class is preferrable
  • Proficiency in Microsoft Office (Word, Excel, Outlook and PowerPoint) required. Knowledge of Yardi and Adobe Creative Suite would be an asset
  • Experience with internet listing site marketing is an asset
