Description

Responsibilities:


  • Perform preventive maintenance on facility systems and equipment to ensure their optimal operation.
  • Operate, monitor, and conduct routine maintenance on air conditioning, ventilation, and heating systems.
  • Troubleshoot and perform routine maintenance on air compressors, chillers, refrigeration systems, and pumps.
  • Operate, monitor, and conduct routine maintenance on water treatment systems.
  • Inspect and verify fire suppression, sprinkler systems, emergency power, and lighting systems.
  • Operate electrical systems and control systems, conducting routine maintenance and troubleshooting as needed.
  • Inspect and monitor plumbing systems to identify and address issues promptly.
  • Perform routine maintenance on fume hoods and analyze utility consumption.
  • Make adjustments and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems.
  • Coordinate with tradespersons for major repairs and ensure timely completion.
  • Assist in other routine maintenance tasks such as painting, drywall repair, and general repairs.
  • Maintain inventory of supplies and equipment, making minor purchases when necessary.
  • Respond to requests from residents for minor repairs and address them efficiently.
  • Perform daily inspections of building systems to identify potential issues and address them promptly.
  • Provide general assistance to skilled trade persons, such as mechanics, electricians, carpenters, and plumbers.
  • Coordinate the preparation of housing units before the arrival of new residents.
  • Ensure the establishment has proper security and safety measures in place.
  • May assist with advertising vacancies, showing apartments/offices to prospective tenants, and rent collection.
  • May involve moving heavy furniture, equipment, and supplies.
  • May supervie other workers as required.

QUALIFICATIONS:

Secondary school education is required.

A minimum of 5 years of previous maintenance experience is preferred.

A journeyman/woman certificate in one or more trades or a building operator certificate may be required for building superintendents.

Strong knowledge and experience in preventive maintenance and repairs across various facility systems.

Familiarity with air conditioning, ventilation, heating, plumbing, and electrical systems.

Ability to troubleshoot and address common issues with facility equipment.

Proficient in performing routine maintenance tasks such as painting, drywall repair, and general repairs.

Excellent organizational skills to maintain inventory and make minor purchases.

Strong problem-solving and decision-making abilities.

Ability to respond promptly to residents' requests for minor repairs and address them efficiently.

Attention to detail and ability to conduct thorough inspections of building systems.

Effective communication and interpersonal skills.

Commitment to ensuring the security and safety of the establishment.

Familiarity with leasing processes and tenant management (preferred for certain roles).

Physical stamina to move heavy furniture, equipment, and supplies (as required).

Ability to supervise and coordinate the work of other workers (as required).
