    The Opportunity:

    Reporting to the Property Manager, the Maintenance Manager is responsible for maintaining the physical integrity of the community at all times. This position will be responsible for the preventive, corrective, and emergency maintenance of the property, with a goal to creating a high-level experience of customer service to the residents. The incumbent will be a strong leader with a track record for building and managing teams who consistently deliver and exceed service standards.

    What You Will Do:

    Management:

  • Responsible and accountable for the leadership, supervision and activities of all maintenance site staff, service providers and contractors
  • Mentor, teach and inspire team members by establishing expectations, actively communicating and proactive one-on-one interaction
  • Accountable for developing direct reports and their performance reviews, in consultation with the Property Manager
  • Assigning and directing team members in a manner that maximizes the efficiency of planned and unplanned maintenance related activities
  • Prepare operational schedules and coordinate maintenance activities to ensure production and quality of service meets both internal and external customer expectations
  • Ensure compliance with all legislation, including, but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, RentSafe TO Program, and Ontario's Occupational Health and Safety Act.
  • Maintenance

  • Schedule and perform preventive, routine and emergency maintenance. Maintain accurate records regarding these maintenance items
  • Anticipate, advise leadership and recommend solutions for all potential issues, schedule conflicts, or delays
  • Maintain control and oversight for supply inventory at the property
  • Coordinate month-end duties and responsibilities, including: Pre-inspection of vacant suites;Suite turnover workEnsure suites are "rent ready" and in condition for resident move-in
  • Troubleshoot maintenance concerns and complaints.
  • Ensure that all maintenance projects meet quality standards and within provided timelines and schedules.
  • Review and evaluate repairs and maintenance requests to ensure they meet budgetary and operational expenses
  • Perform interior & exterior daily site inspections, documenting all findings schedule any work required
  • Conduct weekly vacant suite inspections.
  • Complete minor plumbing and electrical repairs (such as drain clearing, lighting etc.) and any other repairs required.
  • Familiarize yourself with all the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, sprinkler and timer systems.
  • Check readings on pressure and temperature gauges on mechanical equipment.
  • Maintain service records for all equipment as well as complete scheduled tests and preventive maintenance such as filter changes, etc.
  • Ensure operational records, files and documentation, including Yardi, are maintained accurately, timely and in accordance with established procedures.
  • Ensure all tools and cleaning equipment is maintained and serviced regularly.
  • Emergency response and on-call duty, as required.
  • Other related duties as required. May require heavy lifting.
  • Customer Service

  • Maintain an overall focus on enhancing the customer experience by expecting and providing high standards and excellence.

  • Demonstrate and maintain professional relationships with internal team members, direct reports, leadership and vendors
  • Lead and support efforts to ensure resident satisfaction and service delivery through professional, prompt service, ongoing communication and follow up with residents.

  • Promote and ensure energy and utility efficient maintenance of the building.

  • Who You Are:

  • Education - High school diploma supplemented with post-secondary courses. WHMIS and First Aid Training an asset.
  • Experience - 5 years' experience in all areas of building operations, including mechanical, fire and safety, electrical and HVAC systems. General building construction knowledge and experience. Able to read and review construction drawings.
  • Relationship Skills - Ability to communicate effectively and professionally, both oral and written in English, superior ability to develop and sustain cooperating working relationships with staff, contractors, the public and especially tenants.
  • Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes. Willing to be available for after-hours callouts in emergency or unavoidable situations.
  • Computer Skills - Good knowledge of Word, Excel, Outlook.
  • Police Clearance – A criminal verification check is required for employment
