About Circle:
Circle is a non-profit organization founded to protect and invest in some of Toronto's last affordable family-sized homes.

In June 2021, the City of Toronto chose Circle as the successful proponent to own and manage 561 houses to be transferred from Toronto Community Housing Corporation.

For tenants, the benefits will be improved services and well-maintained homes.

Governed by a volunteer Board of Directors comprised of leaders in the social housing sector, Circle has a vision of quality, family-sized, perpetually affordable homes in inclusive communities to serve today's tenants and future generations.


Responsibilities

Leadership:


  • Ensure Maintenance staff have the resources and direction needed to execute at the highest level possible.
  • Organize and host regular meetings with Maintenance Staff to go over work orders recap, address concerns, communicate corporate messages, and celebrate successes.
  • Assist Maintenance staff with large projects, efficiency improvements, and any areas where they have a lack of experience or knowledge.
  • Conduct training for maintenance staff to ensure they are up to date on maintenance techniques and safety protocols.
  • Ensure compliance with all relevant health and safety regulations.
  • Troubleshoot and resolve maintenance issues as they arise.

Asset Preservation and Improvement:


  • Perform daily maintenance work and complete work orders.
  • Partner with the Capital Project Manager and Senior Maintenance Manager to ensure work orders are being addressed in a timely manner, vacant units are being made ready per Company standards, vendors are performing adequately, and preventative maintenance items are being completed.
  • Perform yearly inspections of all properties and complete required standardized reporting. Ensure each property is complying with all applicable municipal code requirements.
  • Maintain accurate records of maintenance activities, including work orders, inspections, and inventory.

Capital Projects and Vendor Relations:


  • Identify areas of need for capital improvements, develop scopes of works for the projects by collaboration with Capital Project Manager, and ensure satisfactory completion.
  • Keep accurate records of completed, proposed and longterm capital projects.
  • Evaluate vendors' work on capital projects and provide the Capital Project Manager and Director of Asset Management with progress reports regularly.
  • Visit each site after contractors' work to inspect completion.

Customer Service:


  • Approach all residents with the desire to create a memorable experience. Resolve or deescalate residents' concerns effectively, seek out direct supervisor or higher as necessary.

On-Call:


  • The oncall shift for after hours and weekends will be alternate between Maintenance Staff and Maintenance Supervisor.

Qualifications:


  • Minimum of 3 years of experience in maintenance operations, preferably in a property management or real estate environment.
  • Proven leadership experience, with the ability to effectively manage and motivate a team.
  • Strong technical skills in HVAC, plumbing, electrical, waterproofing, roofing, and general maintenance.
  • Excellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
  • Strong communication and interpersonal skills, with the ability to interact effectively with tenants, contractors, and team members.
  • Knowledge of relevant building codes, regulations, and safety standards.
  • Valid driver's G license
  • Indepth knowledge of using power tools.
  • Able to lift, push, and pull heavy objects.
  • Experience with vulnerable or excluded population is considered a strong asset.
  • Certification in relevant trades or maintenancerelated disciplines is an asset.
  • Home Inspection experience is an asset.

Pay:
From $60,000.00 per year
