About the Role
Cedar Coast has a permanent, full-time opportunity for an experienced Property Manager. This is a unique role responsible for oversight and management of our leased multifamily, industrial, retail, and residential portfolio. The Property Manager will be responsible for overseeing the operations and financial performance of our leased portfolio. In the case of our commercial assets, this will include tenant relations.

This role will work extensively with both internal and external stakeholders in providing best-in-class support and ensuring strong performance across our diverse portfolio of assets.

This role involves working in a highly collaborative and cross-functional environment with internal team members, including operations, finance, legal, and business development, and will report to the VP of Operations.

Key Areas of Accountability

  • Oversee, via active management and reporting, multifamily and residential projects with property management contracts in place as well as industrial projects with strata managers in place.
  • Manage tenant relations, primarily for industrial and retail users, including acting as a primary tenant point of contact.
  • Administer leases to ensure all requirements are met.
  • Regularly perform detailed analysis on a number of key performance indicators and data sources. Prepare reports on property performance, financial results, and operational matters.
  • Plan and prepare property operating budgets, monitor income and expenses, and prepare reports on leasing (weekly, monthly, quarterly), variance and capital expenditures. Prepare revised forecasts periodically.
  • Work closely with the Finance team to ensure timely and accurate reporting and reconciliations. Assist with the Common Area Maintenance annual reviews, preparing the related calculations, and tenant communications.
  • Negotiating, preparing, approving, and managing thirdparty service contracts, to ensure the properties are maintained to the company's high standards.
  • Collaborate with vendors and contractors, and coordinate with tenants, to expedite completion of work.
  • Support commercial leasing by preparing property information packages and showing the premises to prospective tenants.
  • Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to and emergency response procedures are regularly updated.
  • Visit sites as required to verify the quality of maintenance by contractors, inspect properties for damage and inefficiencies, and manage other aspects of the property and tenant engagement.
  • Manage rent collections.
  • Perform market research and competitive analysis to inform recommendations for both current
(operating) developments, as well as future projects.

  • Provide input on development plans from a property management perspective.

Qualifications, Skills, and Experience:


  • 5+ years of related experience in real estate management, with a strong preference for rental apartments.
  • Strong knowledge of property and asset management, including operations, finance, and leasing.
  • Specific experience with leaseup of multifamily developments preferred.
  • Postsecondary education in Property Management, Real Estate, or another related field.
  • Exceptional communication skills. Must be able to communicate effectively and efficiently with a broad range of stakeholders.
