***The building manager is responsible for ensuring all building, equipment and furniture is safe, clean, repaired, maintained, and operating efficiently and effectively. The building manager is also responsible for contacting service companies, sourcing equipment and materials, purchasing and receiving stock for the bar & beer vendor, ordering housekeeping and bar supplies, renting out hotel rooms during the day, collecting rent from tenants, and supervising employees. The building manager is the main contact for vendors, tenants, customers, contractors and government officials.


POSITION DUTIES AND RESPONSIBILITIES
Building Management

  • Ensure the onsite safety of all visitors, tenants, employees, vendors and contractors, and their compliance with hotel or government rules and regulations.
  • Inspect the building, property, equipment and furniture regularly to ensure it is clean, safe and in good repair.
  • Strong knowledge of building systems (HVAC, plumbing, electrical, etc.)
  • Perform regular repairs and maintenance or contact service companies/contractors as required.
  • Coordinate contractors to ensure all work is completed in a safe and satisfactory manner in accordance with Manitoba laws.
  • Obtain quotes, supervise projects and approve invoices for payment when work is completed. Seek preapproval for costs over $1,000 and obtain additional quotes if requested. Holdback payments if deficiencies are outstanding.
  • Assistant the owner in obtaining building and zoning permits as required.
  • Assist with building, safety and licensing inspections by government offices and immediately advise owner of any violations or problems (MBLL, City of Winnipeg, Manitoba Fire Commissioner's Office, Workplace Safety and Health, etc.).
  • Discuss options to address violations with the respective inspector and owner. Then fix or hire service companies or contractors to fix the problem.
  • Rent hotel rooms during the day and collect rent from tenants.
  • Ensure hotel rooms are thoroughly cleaned upon checkin/checkout and as required by management or tenants.
  • Communicate with customers, tenants, guests, vendors or neighbours to address their complaints.
  • Maintain a good working relationship with everyone.
Inventory Management

  • Count/scan beer vendor and bar stock inventory on a daily basis and reconcile with sales from the previous day.
  • Enter sales and inventory on a spreadsheet then analyze discrepancies and determine reasons for variances make corrections and advise the owner of large or repeated discrepancies.
  • Replenish stock by submitting orders to vendors to meet minimum stock levels.
  • Receive stock and sign bill of lading to confirm accuracy of order received, noting any backordered items to ensure they are received at a later date.
  • Approve invoices for payment once goods or services are received.
  • Prepare and reconcile monthly sales reports to obtain vendor totals.
  • Handle any Manitoba Liquor & Lotteries (MBLL) inquiries.
  • Meet with vendors to discuss promotions and video display requirements.
  • Order building supplies as needed, then approve invoices for payment.
Human Resource Management

  • Supervise housekeeping and maintenance employees.
  • Train and mentor employees as required, including your backup or successor.
  • Oversee employee performance and provide regular feedback, documenting any major or repeated performance issues for the employee file.

QUALIFICATIONS REQUIRED

Qualifications:


  • Postsecondary education in building systems, repairs and maintenance in a related field is an asset.
Experience

  • Experience managing hotel operations and maintaining buildings, property and equipment.
  • Experience and knowledge managing building systems (HVAC, electrical, plumbing) and working with contractors and service personnel.
  • Experienced handyperson with ability to fix minor repairs and perform routine maintenance.
  • Experience managing construction and maintenance projects.
  • Experience dealing with government officials and representing the organization.
  • Experience ordering, receiving and maintaining stock and supplies.
  • Experience leading and supervising employees and addressing performance issues.
  • Experience using computers to order stock and supplies, research products and get quotes.
  • Experience using Microsoft Office (Word, Excel, Outlook) or similar software.
Abilities

  • Able to oversee all hotel operations in the owner's absence.
  • Able to represent the hotel in a professional, respectful and knowledgeable manner.
  • Strong customer service and troubleshooting skills.
  • Critical thinking and effective decisionmaking skills.
