Essential Duties and Responsibilities:
- Negotiate and manage vendor contracts.
- Identify opportunities for improving service levels and implement programs or improvements.
- Maintain an annual maintenance calendar.
- Perform monthly building inspections of the interior and exterior of properties and prepare deficiency reports and action plans for the management team.
- Awareness and tracking of lease maturities and changes to the site or existing tenant's leases which would create value.
- Liaise with other departments in resolving tenant issues and addressing their needs.
- Continue to build relationships with new and existing tenants.
- Arranging of bidding.
- Signing off on contracts.
- Assist property managers with rent collection and tenant account reconciliations.
- Assisting with responding to tenant queries to ensure a full resolution.
- Assist property managers with purchase work orders and processing.
- Lease administration: Assisting in preparation of documents, including renewals, offers and leases, preparing lease abstracts and maintenance, inputting tenant information, and updating contracts, lease terms, per property manager instructions.
- Property file maintenance, filing, creating files, and updating files or archiving files.
- Utility correspondence updates and arrange bill redirections.
- List, create, update, and consolidate property manager contact information and tenant lists.
- Ease transitions, create files, send introductions/escalation notices to tenants.
- Light cleaning duties after tenants move out of a property.
- Other duties as assigned.
Knowledge and Skill Requirements:
- Valid driver's licence and reliable access to a vehicle is essential.
- 1 year's experience in property management.
- Effective planner for prioritizing work activities and anticipating shifts in priorities.
- Ability to meet deadlines proficiently.
- Excellent oral and written communication skills with the ability to effectively communicate across all levels within, as well as outside the organization.
- Proven ability to identify, evaluate and develop new ideas with supportable results.
- Solid analytical strengths.
- Strong knowledge and experience in preparation and understanding of commercial and residential property budgets and financial analysis.
- Experience in reviewing quotations and generating work orders.
- Proficient with Microsoft Office and Teams.
- Comfortable taking on minor handyman work.
- Able to stand/walk for long periods while making rounds checking on properties.
Job Types:
Full-time, Permanent
Salary:
$20.00-$23.00 per hour
