Maintenance Technician III


Objective of the Role:

Ensure safe and efficient operation of the physical mechanical systems/equipment on site. Investigate and resolve complex problems related to HVAC, mechanical and plumbing systems. Oversee work of

the contracted personnel assigned to site. Accountable for achieving specific operational objectives.


Perform other work outside of position's usual trade certification but within the individual's capability or work experience as part of the maintenance team.


Main Duties & Responsibilities:


  • Analyze results from testing and treatment of all process water, steam, HVAC and other specified mechanical and plumbing equipment
  • Conduct water treatment duties. Consult with chemical supply technicians to correct deficiencies in water treatment.
  • Assist in ensuring availability of supplies for maintenance of system equipment.
  • Assist in preparation of routine and special system operation reports for customers and management.
  • Diagnose trouble calls and develops appropriate action to be taken.
  • Oversee general housekeeping of the mechanical areas, when assigned.
  • Maintain, repair and replace mechanical equipment.
  • Respond to environment/comfort complaints.
  • Perform shift tours and log readings.
  • Perform start up/shut down of major building equipment.
  • Perform diesel generator, fire alarm, life safety tests.
  • Perform regular maintenance activities (i.e. filter and belt changing)
  • Perform minor repairs including: replace washers/faucets/sinks; clear toilets and drains; clean grease traps and sumps; replace lamps; reset breakers.
  • Within the facility, escort visitors, contractors and other staff, who do not have the appropriate RCMP security clearance.
  • If physically capable, remove snow and ice from sidewalks when required to meet Project Agreement time requirements.
  • Participate in a callout rota system to assist the Company in responding to emergency situations.
  • Comply with Company Policies, Procedure, and QA requirements and ensure a safe and healthy working environment within the postholder's span of control.
  • Fulfil Health & Safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy and Health & Safety Management Plans.
  • Support the Company's Quality Policy Statement and actively participate in the achievement of Company and personal Quality objectives.
  • Undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service.

Essential Qualities:


  • 5th Class Power Engineer certification.
  • Consistently professional demeanour with fellow employees and customers in order to effectively represent the Company.
  • Solid knowledge of Building Maintenance Systems (BMS) and HVAC systems.
  • Working knowledge of computers, control systems and electrical protection devices.
  • Strong verbal and written communication skills in order to follow instructions and lead direct reports.
  • Clear and courteous twoway radio and/or phone etiquette.
  • Excellent working knowledge of Health and Safety requirements in order to lead by example.
  • RCMP Reliability Status security clearance.
