Full Time Building Caretaker, North Vancouver

Position Overview:
As a Building Caretaker, you will be responsible for the overall maintenance and management of 2 hi-rise buildings. Your primary duty will be to ensure the safety, and functionality of the premises. You will be tasked with handling routine maintenance, addressing tenant concerns, coordinating repairs, and ensuring compliance with building regulations. Competitive salary offered.


Key Responsibilities:


Maintenance and Repairs:

  • Perform routine inspections to identify maintenance issues, including plumbing leaks, electrical problems, or structural damages.
  • Conduct basic repairs and maintenance tasks, such as painting, replacing light bulbs, fixing broken fixtures, repairing minor plumbing issues and power washing.
  • Coordinate with external service providers for specialized repairs or maintenance tasks, such as HVAC systems or elevator maintenance.
  • Maintain accurate records of maintenance activities, including work orders, repairs, and inspections.
Manage & Coordinate Cleaning Team to perform the following tasks:

  • Ensure cleanliness and tidiness of common areas, including lobbies, hallways, restrooms, garbage room, storage and bike storage.
  • Sweep, mop, vacuum, and dust common areas regularly to maintain a clean and presentable environment.
  • Empty trash receptacles and dispose of waste in accordance with building policies and local regulations.
  • Maintain an inventory of cleaning supplies and request restocking when necessary.

Tenant Support and Communication:

  • Serve as a point of contact for tenants' inquiries, concerns, and requests regarding building maintenance, repairs, or other issues.
  • Address tenant complaints promptly and escalate complex issues to the appropriate channels or property management.
  • Provide guidance to tenants on building policies, procedures, and safety guidelines.
  • Communicate planned maintenance or service disruptions to tenants in advance, ensuring mínimal inconvenience.
  • Manage Amenity room bookings and ensure tenants comply with rental regulations.

Safety and Security:

  • Conduct regular inspections of safety equipment, including fire extinguishers, emergency exits, and alarm systems, to ensure they are functional and in compliance with regulations.
  • Report and address any safety hazards or security breaches promptly.
  • Monitor building access points and enforce security protocols, such as key fob management or visitor registration.
  • Coordinate with relevant authorities during emergencies, such as fire or natural disasters, and assist in evacuations if necessary.

Administrative Tasks:

  • Maintain accurate records of building maintenance activities, including work orders, repairs, inspections, and tenant requests.
  • Prepare reports and documentation related to building operations, maintenance costs, and compliance with regulations.
  • Assist in budgeting and procurement processes, providing input on maintenance needs and costeffective solutions.
  • Manage and monitor visitor parking.
  • Collaborate with property managers or supervisors to develop and implement maintenance plans, schedules, and policies.

Qualifications and Requirements:


  • High school diploma or equivalent.
  • Previous experience in building maintenance, custodial services, or a related field is preferred.
  • Strong knowledge of general maintenance tasks, including plumbing, electrical, and carpentry.
  • Ability to use basic hand tools and maintenance equipment safely.
  • Good communication and interpersonal skills to interact with tenants and address their concerns.
  • Attention to detail and the ability to prioritize tasks efficiently.
  • Basic computer skills for recordkeeping and communication purposes.
  • Knowledge of safety regulations and building codes is desirable.
  • Physical stamina and the ability to perform manual labor as required.
  • Flexibility to work evenings, weekends, or be oncall for emergencies.

$25.00-$30.00 per hour
