Maintenance Technician V


Reporting to:
Facilities Maintenance Manager


Core purpose of the job:

To do technical work in the preventive maintenance, repair and upgrade of the building components and related installation within the Facility in accordance with the company's policies and the operational requirements of the Project agreement.


Scope of Duties and Responsibilities:


Perform a variety of skilled technical maintenance tasks, repair and upgrading of complex building system components according to established schedules, methods and procedures.

Performing a variety of complex maintenance tasks including major overhauls of systems components and/or complex installation and upgrades.
Work requires providing innovative solutions to system problems which may require some design tests
Assisting in establishing job specifications for contracted services, supervising staff assigned to work projects or providing direction to a small group of subordinates engaged in complexed maintenance work and coordinating work of contractors

After initial instructions the incumbent is allowed wide latitude for the exercise of independent judgement and action in the technical and problem resolution functions.

Inspects heating, ventilation and air conditioning systems; balances air flow; diagnoses problems and adjusts, repair or replaces components.
Performs major overhauls of compressor, pumps and motors
Maintains Records and prepares Reports as required.
Assists in the design of system modifications and implements; recommends upgrades and replacement.
Carry out site inspections for safety and minor building deficiencies.
Orders materials, equipment and supplies as required, maintains inventory of supplies.
Maintains and tests fire alarm systems, assists in the design of electrical wiring system.
Maintains secondary and primary distribution systems including high voltage; upgrades system
Maintains direct digital control systems
Ensure that all Tools and Equipment are cleaned, safe and maintained.
To carry out any other duties as requested
Replace or assist other Managers/Supervisors as required.

To comply with Company Policies, Procedure, and QA requirements and ensure a safe and healthy working environment as per Work Safe B.C.


Essential Attributes:

Previous experience in Building Maintenance within large public organizations, preferably healthcare.
B.C. Mechanical or Electrical Trades Certification with a IP Certificate in appropriate trade and a Fourth Class Power Engineer Certificate A or b Gas ticket/Backflow Cross Connection Certificate
Ability to work autonomously and manage priorities in an effective way, with good interpersonal skills and effective communication
Considerable knowledge of the materials, systems, methods and equipment used in Facility Maintenance work.
Considerable knowledge of building systems and of the provincial regulations governing operation.
Considerable knowledge of occupational hazards, safe work practices and applicable regulations in Facility Management in accordance with Work Safe Regulations
Working knowledge of record keeping and reports, scheduling, purchasing.
Ability to establish and maintain satisfactory standards of maintenance and to implement predictive and preventative maintenance schedules.
