Our current pipeline includes more than 2,000 homes and half a million square feet of commercial development.


RESPONSIBILITIES
As the Building Manager reporting to the Vice President of Property Management, you will be required to perform the following job duties:

You will provide building management services to the Residential and Commercial spaces of the building.
The duties below are provided as an outline but may be amended from time to time.

  • The Building Manager will enforce the landlord's rights while providing excellent customer service to tenants and treating tenants and occupants with respect and courtesy.
  • The Building Manager will make themselves available for afterhours emergency calls.
  • The Building Manager will not use office or maintenance rooms or equipment for any purpose other than the approved business of the company in direct relation with job duties.
  • The Building Manager will follow all _Residential Tenancy Act_ Rules and Regulations.
  • The Building Manager will observe the _BC Freedom of Information and Protection of Privacy Act_ and secure all records, digital and otherwise.
  • The Building Manager shall not employ additional help or assign tasks within the job description without prior approval of the Vice President
  • Property Management.

Rental Activities

  • Show units to prospective tenants while taking proper care with occupied suites to obtain advance approval to enter and closely supervise the applicants while in occupied units.
  • Contact accepted tenants to arrange for completion of the Tenancy Agreement and collection of the security deposit.
  • Notify the office of new tenant information and funds collected, including arrangement for delivery of such to the office.
  • Ensure the orderly turnover of units for both vacating and incoming tenants, including obtaining a signed move
- out inspection form for the vacating tenant and the move out must be completed prior to 1:00 p.m. on last day of month; preparation of the unit for the incoming tenant including cleaning, arranging and coordinating any work by outside trades and building staff, supervision of the incoming tenant move-in and obtaining a signed move in inspection for the new tenant. All unit inspection forms must be signed, dated and completed in detail and in appropriate cases to ensure the preservation of damage claims by taking photographs.

  • Updating, placing and removing advertising and property signs as required. This includes property signs and online adverts such as Craigslist and Kijiji.
  • If required, maintain and submit a log of all rental traffic for the units.
  • Use only the prescribed forms as directed the Vice President of Property Management.
  • The Building Manager will not sign a Tenancy Agreement or addendums. The Building Manager will sign (as proxy to the Vice President
  • Property Management) inspection reports as directed and approved by the Vice President
  • Property Management.
  • Proactively convey resident issues to Vice President
  • Property Management.

Administration

  • Collect rents in compliance with office rules on or before the 1stday of each month and immediately follow up with late payments. No cash collection is allowed.
  • Make bank deposits of rents and other payments and keep the Vice President
  • Property Management informed, as instructed.
  • Prepare and serve all necessary forms relating to tenancies and if required serve notices to the Residential Tenancy Branch. Ensure an appropriate collection of evidence for any Dispute Resolution Hearing, and attend any Arbitrations before the Residential Tenancy Branch.
  • Enforce property rules and address tenant concerns and problems in a professional and timely manner and report any accidents of emergencies to the Vice President
  • Property Management.
  • Obtain quotes as directed.
  • Maintain control and records of the building's key and fob system for security purposes any master key is not to be issued to anyone without the approval of the Vice President
  • Property Management.
  • Coordinate towing of any unauthorized vehicles on common property.
  • Attend occasional seminars, training and/or information meetings scheduled and approved by the Vice President

Recordkeeping

  • Maintain a file for each unit with a history of repairs and expenses incurred; as well as annual condition inspection reports. Keep all appliance information including warranty cards. Keep a spread sheet of appliances updated.
