Position Summary

:

Responsible for management of national Rent role, Realty tax, Common Area Maintenance (CAM) control including savings strategy, financial reporting and business forecasts.

Work with Finance, Real Estate, Legal, Operations, Landlords, External Consultants and Facilities Management to resolve operating and financial disputes.

Maintain all business software systems that support financial and lease renewal obligations including necessary reporting tools, process documentation and training.

What you'll do
:

1) Report to Senior Director / VP of Real Estate. Responsible for the cost line across rent & property tax through landlord strategic portfolio review.

Management of all CAMS, Tax, reconciliation, and savings for Canadian Portfolio including direct management of day-to-day operations of two Regions.

Prepare monthly forecasts and maintain accurate records of Tenant Inducements. Manage direct report, Real Estate Specialist responsible for balance of Canadian markets.
2) Analyze realty tax and business tax invoices for leased and Walmart-owned locations to ensure the accuracy of the amounts claimed.

Collaborate with external tax consultants in challenging taxes and assessed values, as well as creating forecasted Tax budgets for Walmart Finance and Store Development Accounting.

Manage collection of assessed refunds from Landlords and reporting to finance on quarterly recoveries.
3) Analyze CAM reconciliations from landlords to ensure CAM expenses are supported by proper documentation and are acceptable under the lease.

Challenge landlords as appropriate to ensure that Walmart only pays its share of CAM expenses as per the terms of the lease agreement.

4) Collaborate with external Lease and CAM audit firms in their research during CAM audits.

Work with Walmart Finance and Store Development Accounting on annual CAM budgets and accruals creating relevant reporting tools as required.

5) Maintain accurate lease renewal and lease expiry date records and update landlord & rent information database per Real Estate Director directive and notify Real Estate Managers and Directors well in advance of any upcoming notice dates so that proper action and documentation can be initiated. Development of reporting tools.
6) Process initial landlords' requests for estoppels certificates and co-ordinate information required with Department Manager, Facilities Maintenance, Legal, etc., prior to approval by VP of Real Estate or SVP Format Development, including support Format Development projects through processing landlord approvals.
7) Maintain and update database on SAP Tririga in respect of new stores, changes in existing stores due to expansions, changes in landlord information, rents due, CAM adjustments, etc. ensuring changes are supported by approved rental sheets and other documentation.
8) Review and assess lease to establish responsibilities related to operational obligations of the Landlord including but not limited to standard repair and maintenance functions, property management, chargeback disputes working with internal cross functional partners including Facilities Management, Design and Legal through to resolution. Escalation to RE Manager or Director as required.

Qualifications:

Minimum 5 years, but ideally 10+ years in commercial real estate
Completion of University/college level education
Previous people management experience.
