Stonewater Properties Alta Inc. (Ottawa) has an open position for a full-time Building Maintenance Technician.

WE are based in Ottawa-South and we own and manage a mixed portfolio of commercial/industrial buildings - warehouse, retail, and office space.


We are searching for an outgoing and mature individual with excellent communication skills, and enjoys meeting new people and comfortable meeting and conversing with contractors of all trades.

Someone who will adheres to company guidelines, and who can manage and prioritize a varied work day. Someone who can work independently while also being a valuable member of property management team.


CORE RESPONSIBILITIES:


  • General maintenance tasks such as carpentry, plumbing, change door locks and deadbolts, install light bulbs, address minor HVAC issues, complete minor concrete repairs, minor roof repairs, basic flooring repairs or installations.
  • Follow the preventative maintenance program and schedules for routine maintenance and inspection of building systems and equipment.
  • Together with the Property Manager and Property Administrator, assess prioritize and complete maintenance tasks.
  • Monitor and assist hired contractors when onsite for service calls and provide details as necessary to ensure quality and completion of work.
  • Become familiar and maintain a working knowledge of the location of all utility sources and supply lines, utility meters, including electrical services, circuit panels, main electrical vaults and roof drains.
  • Become familiar with the basic operation of fire suppression and fire safety systems for each property.
  • Maintain records of all maintenance and repairs completed at each location by using the company IMPAK work order software or maintenance manual.
  • Respond quickly to emergency situations and assist with troubleshooting and the repair of equipment or situation, during regular working hours and after hour if required.
  • Prepare vacated units for new tenancies.
  • Maintain inventory of company owned equipment, tools, supplies and work material.
  • Attend staff meetings as required.
  • Comply with all applicable codes, regulations, governmental agencies and company directives related to the position, building operations and work safety.
  • Other duties as assigned.

REQUIRED SKILLS:


  • Minimum of 3+ years' experience in a similar role or in building trades (preferred)
  • Must be punctual and dependable.
  • Must be selfmotivated with the ability to work independently, as well as in a tem environment.
  • Ability to prioritize assigned work and create a daily action plan to ensure each task is completed.
  • Flexible and able to react and adapt quickly to change.
  • Working knowledge of building systems.
  • Capable of completing basic repairs of plumbing, HVAC, electrical and handyman tasks.
  • Skilled in use of hand tools
  • Customer service skills and professional attitude is a necessity.
  • Have a valid Ontario G driver's license and use of personal vehicle.
  • Must have, or is willing to be certified in Working at Heights, WHIMS, etc.
  • Willing to travel to Brockville, ON, on occasion.
  • Ability to lift up to 50lbs.

OTHER SKILLS AND ABILITIES:


  • Basic computer skills, Microsoft Office Outlook.
  • Physical requirements include stooping, standing, walking, climbing stairs and ladders.
  • Comfortable with heights
  • Able to lift and carry heavy loads of 50lbs or more.

SALARY:

$23.00 hourly + Benefits after three months


SCHEDULE:


  • Day shift 7:30am 3:30pm
  • On call for weekend of afterhours emergencies.
