Position Summary

Provide financial analysis, budgets and cashflow projection primarily for development projects of Vaughan Metropolitan Centre including residential, office and other commercial projects.

Ensure the accurateness of models.

Coordinate with various internal parties to gather and verify reporting data such as Accounting, Construction, Planning, Leasing, Finance and Property Management.


Responsibilities:

The specific duties and responsibilities for this position include but are not limited to the following:

  • Manage and be responsible for the annual budgeting process, prepare regular updates of budgets, cashflow and proforma to meet business and reporting requirements;
  • Provide input to and meet the financial reporting requirements to partners and lenders;
  • Create, maintain and improve master proforma and financial templates;
  • Ensure all project proformas and cashflow projection are prepared accurately with variance reports detailing the changes to project proformas and cashflow;
  • Ensure all financial reports from accounting, leasing, engineering and construction reflecting costs incurred, revenues, hold backs/ deposits, and recoveries are accurate and reflected in proforma updates and cashflow;
  • Review construction budget at different stages of development and provide detail reconciliation of costs;
  • Perform adhoc financial analysis as required for acquisition/ disposition transactions, development and leasing;
  • Preparation of packages for financing and coordinate with lenders and monitors;
  • Ensure that the Corporate Finance Team is aware of all project financing requirements and work closely to ensure financing is available;
  • Provide financial review and ensure all future tenants have strong financial covenants and quality credit ratings;
  • Research and stay aware of real estate and financial market conditions to assist with the development of appropriate strategies for the projects.

Academic/Professional Requirements:


  • Fouryear Bachelor's Degree in business, finance, accounting or real estate;
  • Any related professional designations such as CFA, CPA, MBA would be considered an asset.

Required Skills/Experience:


  • Minimum four years solid professional work experience in related field;
  • Advanced financial and analytical skills as applied to sophisticated valuation/ development models and sensitivity analysis;
  • Independent, excellent business judgment and numerical skills;
  • Detailoriented and responsible individual with a proven track record of accountability and followthrough to ensure all loose ends are resolved;
  • Knowledge of finance and accounting as applied to real estate development and project financing;
  • Excellent organization and time management skills in dealing with changing priorities and multi tasks in a fastpaced environment;
  • Excellent oral and written communication skills with the ability to effectively communicate across all levels within, as well as outside the organization;
  • Strong work ethic and sense of urgency in meeting deadlines;
  • Knowledge of Argus Developer is an asset;
  • Excellent computer skills, including advanced Excel, and familiarity with Word and PowerPoint.
