Assistant Property Manager - Edmonton
Epic Investment Services is seeking an ambitious
Assistant Property Manager keen on evolving their career.
Your Responsibilities:
- Compile information for the development of operating and capital budgets;
- Coordinating and preparing monthly operating reports for owner;
- Quarterly operational budget and revenue reforecast (including variance reports, executive summaries, stacking plans and age receivables reports etc.);
- Coordinate with Property Administrator and Accounting Department to ensure accurate lease set up and administration in Yardi;
- Ensure accounts receivables are accurate and follow up with tenants to ensure timely collections;
- Review account coding to budget with Property Administrator prior to inputting in Yardi;
- Supervise vendors and maintenance staff;
- Perform regular property inspections;
- Assist with the coordination of tenant improvements, capital projects, and tenant movein/outs;
- Interface with tenants and vendors in daily operations of the building;
- Communicate clearly and accurately, in person, over the phone, and in writing the authority of the Property Manager based on legal agreements in effect;
- Assist with the administration of service contracts;
- Assist with the preparation of tenders and contracts;
- Assist with preparation and review of rental advice notices;
- Assist with preparation/review of year end budget reconciliations and billings;
- Issue work orders and PO's in accordance with approved budget;
- Maintain Tenant manuals, property rules and regulations, contractor badging, contractor rules and regulations, as well as other communication for distribution/circulation to relevant internal/external parties;
- Coordinate Tenant awareness programs (i.e. Sustainability Initiatives, health & wellness, fire prevention, emergency procedures, etc.);
- Coordinate Tenant appreciation events;
- Support coverage for Property Administrator;
- Other duties as assigned/requested from time to time.
Requirements:
- Minimum 3 years of progressive property management experience within the commercial real estate industry, ideally experience working on behalf of a 3rd party manager
- Bachelor's degree is preferred.
- Customer service focused, detail and deadline oriented and a team player is a requirement.
- Must have a positive "can do" attitude with a proven track record for meeting/exceeding deadlines, and producing quality work.
- Financial/accounting acumen an asset.
- Excellent working knowledge of Excel and computerized accounting systems; experience in and knowledge of Yardi an asset.
- Work independently and collaboratively with property management and other staff.
- Must be able to communicate verbally and in writing effectively.
- Must be self motivated, possess strong organizational and analytical skills and have the desire to learn.
