Job Summary:


The Building Opperator III is responsible for monitoring the operation of equipment and coordinating the work performed by Building Operators in the home.


Duties & Responsibilities:


  • Coordinate and liaise with the Asset Management devision to successfully execute capital projects.
  • Monitor operation of equipment.
  • Maintain existing maintenance logs.
  • Coordinate and oversee contracted maintenance services.
  • Oversee scheduled and preventative maintenance programs.
  • Coordinate the daily work performed by Building Operators in the home.
  • Train new staff.
  • Monitor and adjust all building automation systems, environmental controls, mechanical, electrical and fire suppression equipment.
  • Maintain and/or inspect all onsite plumbing, minor electrical, and HVAC systems.
  • Identify materials, supplies and parts required to support the maintenance activities of section.
  • Conduct inspections of mechanical and electrical rooms, equipment, common areas and grounds.
  • Ensure operational systems meet applicable codes and investigate the cause of problems, breakdowns and abnormal wear, makes adjustments to correct and complete any minor repairs required.
  • Maintain and ensures that chemical treatment programs and procedures are followed.
  • Support the shutdown of equipment with clients and contractors when necessary to affect repairs or dismantle equipment for replacement of parts or servicing.

Skills & Qualifications:


Essential

  • College diploma in Building Environmental Systems, completion of BOMA certification courses related to mechanical, environmental systems and building technology, or training in a related trade.
  • Minimum of five (5) years related experience in building operations and maintenance.
  • Ability to understand basic plans, diagrams and blueprints
  • Perform a variety of skilled electrical and mechanical tasks.
  • Computer skills using Microsoft Office.
  • Good communication, customer services and teamwork skills.
  • The ability to work with mínimal supervision.
  • Knowledge of Health and Safety and WHMIS regulations.
  • In depth knowledge of the Resident Bill of Rights and compliance standards as set out by the Ministry of Health and Long Term Care.

Preferred

  • Experience with Building Automation Systems and Computerized Maintenance Management Systems.
  • Red Seal in a related trade.

Working Conditions

  • Must be able to perform all the necessary physical tasks associated with the position.
  • Available to work evening, weekend, and holiday standby/emergency callins on a rotational basis.
  • Travel will be required, must provide your own transportation.
