DEVELOPMENT MANAGER, GREATER TORONTO AREA, ON (HYBRID)


Reporting to the Director, Development, this role will involve the day-to-day project management of planning entitlements and land servicing for residential communities across Ontario and nationally, as required.

You are providing support to the development team in advancing project design and municipal approvals, supporting senior management, and coordinating with third party consultants.


Owned by BCI and supported by QuadReal Property Group, Parkbridge currently has a total development pipeline of more than $2 Billion across Ontario and Western Canada.

We are also seeking additional development opportunities each year with the intention of doubling the portfolio size through acquisitions and development within the next 5-7 years.

What you will be doing:


  • Provide expertise and input to technical consultants during land acquisition and planning approval stages;
  • Support overall project management of development projects;
  • Provide oversight and accountability managing internal teams and thirdparty consultant teams and lead municipal engagement and negotiations;
  • Active daily management of all land servicing activities, visit sites with earthwork, water, wastewater and stormwater servicing, road construction and shallow servicing to view quality of work and manage issues;
  • Manage the municipal approval process: zoning, site plans, registration etc.
  • Work closely with accounting on ensuring project schedules, budgets, cashflows, monthly variance analysis, and other financial reporting are completed in a timely manner;
  • Analyze and assess existing development projects/land holdings for project feasibility review;
  • Review municipal planning and zoning policy for entitlement strategy and master planning;
  • Provide support to the development team in advancing project design and entitlements, research potential acquisitions, preparing presentation materials (written and graphic) to support senior management, and coordinating with various thirdparty consultants;
  • Maintain oversight of development lands prior to commencement of site servicing and lot completion; and
  • Lead, manage and be accountable for your team; this includes ongoing coaching, mentoring, and development of staff.

What you bring to the table:

  • You possess strong interpersonal skills and work well both individually and as part of a broader team with proven track record working in a highly collaborative team environment;
  • You consistently complete highquality work, are well organized, can balance multiple projects, and possess a high attention to detail;
  • 45 years minimum of relevant experience in a development, construction, planning, or consulting role;
  • Lowrise greenfield residential land development sectors preferred;
  • University undergraduate degree required. Urban planning (MCIP, RPP), civil engineering (CET, PMP, P.Eng.), urban land economics, real estate development preferred;
  • Strong working knowledge of project management techniques, tools and methodologies associated with residential land development;
  • Strong financial and analytical skills to understand and resolve complex problems; and
  • Ability to travel.
