Position Summary


Working at primarily at Parkside Village Retail and the Offices at Parkside, the Operations Assistant will report to the Manager, Facilities Maintenance & Tenant Improvements and be responsible to assist with the maintenance and tenant improvements for a series of building in close proximity that include both office and retail components.

This position will conduct daily inspections, record instrument readings, operate, troubleshoot, repair plumbing, electrical and HVAC systems and
must be available for 'on-call' duty to respond to emergency situations after hours and weekends on a rotating schedule.


Position Responsibilities**- HVAC

  • Oversee HVAC preventative maintenance, energy management, environmental management, waste management, janitorial, property maintenance, pest control, and life safety systems, cleaning operations, tenant coordination and other pertinent aspects of physical operations
  • Operate office tower building automation system and security computer systems
  • Assist Manager, Facilities Maintenance & Tenant Improvements in coordination of contracted maintenance, major repairs, capital projects and conduct ongoing and final inspections to ensure deficiencies are corrected
  • Follow up on weekly operations checklists as provided by management
  • Maintain the filing system and records related to all commercial operations
  • Various other duties and responsibilities as assigned

Painting

Drywall Repair

  • Fill in small holes caused by nails and minor dings from normal wear and tear most performed between the time a tenant vacates a unit and a new renter assumes occupancy
  • Perform basic drywall, lighting and plumbing repairs and maintenance as required

Customer Service

  • Provide professional, prompt, and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services
  • Perform daily operations with a strong commitment to customer service while upholding the owner's professional property management image
  • Maintain the cleanliness, safety, and appearance of the commercial portion of the project, including the office tower and retail frontages, common stairwells, corridors, garbage and recycling rooms and designated parking /loading areas
  • Respond to tenant and customer inquiries in a professional manner
  • Answer phone calls and direct maintenance calls
  • Collect and assemble all emergency contact information

Plumbing

  • Repair, replace or install faucets, pipes, toilets, garbage disposals, dishwashers, waterdispensing refrigerators, and washing machines
  • Electrical
  • Repair, replace or install power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers
  • Appliance Repair
  • Repair, replace, or install major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners
  • Grounds-Keeping
  • Mow grass, pull weeds, trim, prune trees and shrubs, water lawns and plants, replace light bulbs along pathways and parking areas, sweep, or rake leaves, and tidy up bark or other ground covering.
  • Oversee and monitor any work performed by outside forces/third party contractors whether it is a portion of outsourced maintenance, major/minor repairs, or tenant improvements (when necessary)
  • Snow Removal
  • Complete shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping
  • Perform manual labour tasks in connection with snow and ice removal, waste and recycling removal, cleaning, tenant construction and ongoing building maintenance

Skills & Qualifications

  • Education: Postsecondary education and BES Certification is an asset
  • Experience: 35 years' experience working as a handyman. Property/facilities management experience would be an asset
  • Experience with building mechanical, electrical, plumbing, and fire systems or related trade certification would be an asset
  • Understanding of mechanical and electrical systems, including pumps, motors, boilers, chillers, cooling towers and air handling equipment
  • Be familiar with Johnson Controls Metasys
  • Must possess a valid Province of Ontario driver's license and have access to a vehicle in good working condition
  • Must be available for afterhours emergency calls
  • Act proactively in the maintenance of the building and in the best interests of the owner
  • Ability to work and communicate with clients, guests, contractors, and staff and handle multiple tasks with mínimal supervision
  • Ability to lift to 50 pounds, stand or walk for prolonged periods, crouch, climb and reach
  • Familiar with the use and operation of a variety of hand tools and equipment that is common to building trades
  • Good working knowledge of carpentry, finishing, minor electrical, plumbing, HVAC and other associated systems and trades
