    PROPERTY MANAGEMENT


    Canadian Urban's Property Management division oversees a diverse mix of assets across Canada, including office, industrial, retail, and multi-residential properties.     THE OPPORTUNITY


    The Building Operator reports to the Senior Property Manager and will be involved in the day-to-day operations of multiple buildings within the GTA. The Building Operator is responsible for maintaining the operational systems and physical condition of the assigned properties in the portfolio, ensuring that all mechanical, electrical, and plumbing systems function efficiently, and ensuring the building is clean, safe, comfortable, and compliant with regulations.

    KEY DUTIES & RESPONSIBILITIES


    Building Maintenance & Operations

    • Complete daily site walkthroughs to ensure the cleanliness and safety of the site are properly maintained (both exterior and interior) including the parking lot(s).
    • General upkeep and maintenance of all common areas.
    • Oversee day-to-day operations of HVAC, plumbing, electrical, and other mechanical systems.
    • Ensure security systems are functioning properly if applicable (CCTV and/or access control systems).
    • Coordinate with vendors and/or perform routine inspections and preventive maintenance to ensure all equipment is functioning properly including but not limited to mechanical, plumbing, & HVAC systems, boilers and generators, security systems.
    • Coordinate with vendors and/or perform troubleshooting and repair tasks as needed, adhering to the property budget.
    • Ensure PO approval process is adhered to for any work.
    • Identify and recommend measures to reduce operating costs and increase energy efficiency.
    • Ensure Risk Check tasks compliance audit action items are completed as per schedule and any items that may be a expense are priced and sent to Senior Property Manager for approval.
    • Perform seasonal duties such as leaf removal, plant & flower maintenance, snow and ice removal (shoveling, salting), and cleanup of debris or storm damage.
    • Ensure exterior walkways, entrances, patios, and parking areas are clean, safe, and free from hazards.
    • Perform and/or assist with minor exterior repairs, painting, and other miscellaneous maintenance tasks.
    • Work collaboratively with other Building Operators on all aspects of building operations and maintenance.

    Capital Projects

    • Work with the Field Supervisor and/or Senior Property Manager to recommend capital items for budgeting.
    • Assist in obtaining quotes with budgeted operational expenditures and annual budgeted capital projects.
    • Assist Senior Property Manager with capital projects and work with contractors onsite for access requirements, or other requests as required.
    • Manage relationships with service providers, contractors, and suppliers for maintenance and repair services.
    • Ensure contractors adhere to building safety standards, schedules, and budgets.
    • Hire, coordinate & supervise various trades and contractors when on the property.

    Safety and Compliance

    • Maintain building safety standards and ensure compliance with local regulations, fire codes, and health and safety policies.
    • Conduct emergency drills and ensure maintenance of fire alarms, sprinklers, and emergency lighting systems.
    • Monitor and maintain the building's compliance with environmental regulations, including waste disposal and recycling programs.
    • Direct tenants, contractors, the public and others during emergencies within the property.
    • Serve as the onsite point of contact for tenants regarding building issues or Angus service requests.
    • Address tenant concerns and resolve complaints promptly to maintain a high level of tenant satisfaction.
    • Work with the Property Administrator(s) to ensure tenant requests are in accordance with lease agreements.
    • Ensure the Senior Property Manager is made aware of major tenant issues.

    Building Systems Monitoring

    • Monitor the building's automation systems and adjust settings for optimal operation.
    • Use computerized maintenance management software (Angus) to track work orders, maintenance requests, inventory, and maintenance schedules.

    Emergency Response

    • Act as the first point of contact in emergency situations, such as equipment failures, power outages, or building evacuations.
    • Coordinate with emergency services when necessary.
    • Adhere to the on-call schedule provided by the Senior Property Manager for any after-hours emergencies.

    Recordkeeping & Reporting

    • Enter into Angus, maintenance work, repairs, and inspections as required.
    • Advise Property Administrator of any new tasks to be set up to track in Angus (e.g. new equipment or process).
    • Coordinate the curb appeal task/checklist, ensuring all items are attended to.
    • Review monthly reports with Senior Property Manager on building PM's and open tenant requests to resolve any outstanding issues.
    • Work with consultants for building access and tours for BCA, roof reports, ESA reports when required.
    • Attend routine meetings with Property Management team for status updates of capital and operations items.
    • Additional duties as assigned.

    REQUIRED SKILLS/QUALIFICATIONS

    • Must possess valid driver's license.
    • GED and a minimum of 3 years of related experience and/or trade school training in an accredited program.
    • 2-5 years of direct experience in Building Operations.
    • Basic knowledge of national, territorial and local building codes, regulations, by‑laws and policies.
    • BES Class I and II certification.
    • Experience with inspection procedures.
    • Knowledge of OH&S Act & WHMIS.
    • Basic knowledge of electrical, plumbing & HVAC systems.
    • Hands‑on experience with building systems and preventative maintenance.
    • Able to read and interpret blueprints & mechanical drawings.
    • Be willing to work in all types of weather conditions.
    • Basic computer skills and familiarity with Microsoft Suite and Angus software.
    • Highly organized with a high level of attention to detail.
    • Ability to maintain building & facilities in a safe & responsible manner.
    • Effective communication skills (both verbal and written).
      High level of client service skills.
    • Ability to work independently and under pressure.
    • Must maintain a clean driver's abstract.
    • Ability to deal with tenants in a positive, courteous and respectful manner.
    • Strong attention to detail and pride in workmanship.

    HOURS OF WORK & PAY GRADE

    • Monday – Friday 8:30am to 4:30pm, as well as occasional overtime and weekends as needed.
    • Compensation: $60,000 - $70,000 per annum. Salary is based on skillset and experience.
