Full-Time, Live-In Superintendent

The opportunity_
In partnership with two other on-site Superintendents, assume full responsibility for a campus of three apartment buildings totalling 216 units in central Hamilton, including security, custodial, cleaning, tenant relations, and administrative duties.

Your total compensation will include:_
Starting gross annual salary of $32,502.00 plus rent-free accommodation of your 2-bedroom unit valued at $10,848 (taxable benefit) and payment of your Hydro usage for that unit
Total value:
$43,350.00
- Current gross salary range: $_43,350 $61.710

Hours of work:_
- Monday
- Friday, 37.5 hours per week plus on call for emergencies alternate nights, weekends, and vacation coverage
General responsibilities_
- Perform all cleaning for vacant units/turnovers. When requested, shows units to prospective tenants.
- Conduct inspections for moveouts and when repairs, painting, and cleaning is completed.
- Accompany Property Support and Quality Control staff during annual unit and fire inspections.
- Assess and prioritize maintenance requests. Contact contractor when directed by Property Support and Quality Control and coordinate scheduling with tenant and contractor.
- Maintain property grounds yearround, including performing daily walk inspections of complex to ensure standards are kept regarding litter, security lighting, playground equipment, trees/tree branches.
- Maintain tools and equipment in proper working condition.
- Clean laundry, common lobby, and hallway areas daily
- Maintain supply inventory and reorder, as necessary.
- Deliver correspondence to units when requested by Property Support and Quality Control.
- Other positionrelated duties assigned by the Manager of Facilities and Maintenance.
Garbage Duties (Daily)_
- Check garbage chutes and tidy up garbage rooms morning and afternoon in both buildings.
- Check all stairwells in both buildings in the morning and again in the afternoon while checking garbage rooms. Pick up garbage along the way.
- Monitor garbage containers in front of both buildings and in the underground and change as needed.
- General cleanup of parking lot and around both buildings as needed.
- Place all garbage bins for pickup on designated day at designated location and clean garbage rooms.
- Contract contractor for large item pickups.

Incident Reporting_
- Document the following incidents and promptly forward the reports to Property Support and Quality Control:
- Domestic disputes.
- Noise complaints (after having responded to them).
- Vandalism.
- All incidents that resulted in attendance by Police, EMS, or Fire Services.
- All incidents of suspected or confirmed child abuse or neglect.
- When necessary, contact bylaw enforcement for unroadworthy or improperly parked vehicles and submit a report to both Property Support and Property Control and the Manager of Facilities and Maintenance.
Emergencies - fire, gas leak, flood, accidents, criminal activity, storm damage _
- If tenant has not done so and the emergency warrants, call 91
- Request incident number from attending emergency service.
- Document all incident details.
