The Firm's operations encompass asset management, real estate and infrastructure development, and private equity investments across North America and international markets.
OPPORTUNITY
The
Operations Manager will be responsible for overseeing the upkeep of Fengate Asset Management buildings and other facilities.
He or she will ensure that cleaning, maintenance and required repairs are completed to guarantee safe, accessible and secure facilities in a timely fashion, and that all work is conducted in a safe, effective manner.
He or she may be required to conduct duties in the capacity of a custodian as necessary.KEY RESPONSIBILITIES
- Ensure all facilities are up to code and compliant with any relevant legislation.
- Perform regular property inspections of units, common areas, building exteriors, and landscape.
- Ensure effective management of loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling and other daily activities.
- Analyze and distribute monthly financial statements including operating variances from budget, cash management and strategies for collecting receivables.
- Plan and manage replacement of major capital expense items such as HVAC system, roof systems and parking lot surfaces.
- Provide general status reports for all properties as scheduled.
- Request for quotations, make contracts, supervise work and approve invoices for all services required to maintain the properties.
- Oversee all maintenance mechanics working at managed properties.
- Maintain heating and air conditioning systems, boilers, pumps, fan units, control panels, thermostats, cooling towers, etc.
- Maintain and/or has working knowledge of environmental safeguards and alarm systems.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Comply with safety regulations and maintain clean and orderly work areas.
- Set priorities for preventative maintenance work orders, maintenance requisitions and scheduled work.
Requirements:
KEY QUALIFICATIONS
- Minimum 5 years of experience in the operation and maintenance of buildings.
- Must be able to schedule and prioritize work for self, assistant and custodial helpers.
- Must have the ability to motivate personnel to ensure they work productively, cooperatively and with a sense of satisfaction in their work.
- Ability to multitask and establish priorities.
- Exhibit initiative, responsibility, and flexibility.
- Building trades certificate or equivalent desirable.
- Knowledge of local, provincial and federal workplace compliance regulations, ordinances and legislation.
- Strong communication and problem solving skills.
- Possess a valid driver's license.
- High level of sound and independent judgment and reasoning.
- Able to effectively communicate both verbally and in writing.
- Able to deal with people sensitively, tactfully, diplomatically, and professionally at all times.
- First Aid skills and/or certificates are considered assets.
WORK CONDITIONS
- Physical ability to lift up to 75lb.
- Overtime as required.
- Hazards associated with the trade.
- Work both indoors and outdoors.
- Will be exposed to construction site.
