    Totem is managing a search for a Senior Property Accountant on behalf of our real estate client in Vaughan, ON.

    About the Company:

    This leading development and property management firm boasts a diverse portfolio exceeding 16 million square feet across industrial, retail, and office spaces.

    Position Summary:

    Leveraging your accounting expertise, you'll analyse financial data, prepare comprehensive reports, and contribute to the organization's financial success.

    Key Responsibilities:
    • Prepare year-end financial data for external audits and address any inquiries.
    • Create quarterly financial statements and covenant calculations for lenders.
    • Reconcile income tax accounts to interim statements and official assessments.
    • Handle stub period income calculations.
    • Manage common area maintenance (CAM) and realty tax (RT) reconciliations.
    • Develop and implement utility charge-back systems for high-usage tenants.
    • Analyze lease agreements, ensuring accurate operating expense recovery.
    • Address tenant inquiries regarding CAM and RT invoices.
    • Collaborate with realty tax consultants on tax bills and tenant allocations.
    • Record year-end audit entries, validate final financial statements, and deliver them to owners/partners.
    • Uphold all company, client, and regulatory safety policies and procedures.
    • Perform additional duties and projects as assigned.
    Minimum Qualifications:
    • 3+ years of experience in property management accounting with a focus on ASPE application.
    • Proficient use of Yardi Voyager and advanced Excel skills.
    • Proven track record in preparing financial reports for external audits, quarterly statements for lenders, and reconciling income tax accounts.
    • Experience analyzing lease agreements, managing CAM & RT reconciliations, and collaborating with realty tax consultants.
    • Strong written and verbal communication skills demonstrated in a professional accounting environment.
    Preferred Qualifications:
    • Professional accounting designation (CPA, CA, CGA, CMA, CFA).
    • University degree in a relevant field.
    • In-depth knowledge of relevant federal, provincial, and municipal reporting requirements.
