Monday to Friday 8:30-4:30 with rotating weekends during peak season. (May 11-Oct 31)

Family oriented, waterfront recreational cottagers association recreational park with 245 units in Georgian Bay Township is looking for a Association Manager responsible for managing a wide variety of duties related to a multiple unit community.

Ideally, you will have experience as a mobile home park or an Apartment Complex Manager, or project manager, hiring contractors, managing maintenance crews, working with members on permit questions and issues, collecting rent, bookkeeping and dealing with resident's issues

This position is an exempt, managerial role that provides a competitive salary, and benefits.


JOB DESCRIPTION:

The Association Manager position involves, but is not limited to, the following tasks and duties:

Reporting to the Management Committee and board of directors, this role is Responsible For Managing and Maintaining of Association business, office, infrastructure and property.

Providing direction and oversight with our maintenance team,you will learn the business of our park, manage the business, the member services, and planning,and operations, will support and guide the Maintenance staff in their role of maintaining, repairing and upgrading the infrastructure and facilities of the Association.

Be available to support the Park Maintenance staff at all times for any emergency that may arise in association property

  • Patrol park, and inspect park facilities on a daily basis and address any problems, open and assign facilities requests to maintenance team, and identifying Member site issues and work with management committee on resolution.
  • Design and post park announcements and signs.
  • Represent park's interests in community.
  • Handle general office duties and maintain association files
  • In partnership with Maintenance Manager and Park Management Chair, coordinate quotes on infrastructure work, Select and hire subcontractors and oversee projects to close.
  • Verify that all subcontractors are licensed and carry valid Workers' Compensation insurance and maintain up to date association vendor files
  • Interview all prospective residents and tenants, discuss association requirements, and process documentation for membership in the association, transfers and contracts
  • Prepare, distribute and follow up on any Billing Statements in cooperation with the bookkeeper for the association and the treasurer.
  • Maintain bookkeeping records, collect fees, make bank deposits, and working with the association bookkeeper and treasurer ensure timely and accurate close books every month.
  • Respond to residents' issues and emergencies. Open tickets, facilities requests and work orders and assign to park maintenance staff, monitor, close out and bill on completion.
  • Enforce park rules and regulations and document enforcement activity in required files
  • Maintain and keep daily journal, manage association employees and Maintain accurate employee files
  • Receive and approve of all time sheets. Supervise all other employees and under the direction of the Park CEO/President, and Park Management Chair Hire, train and supervise seasonal staff
  • Maintain inventory records of all park assets, including maintenance equipment.
  • Handle utility systems checks
  • Supervise club house and pool use
  • Assist residents in the proper documents for work orders and permits, log and ensure follow up and correct approvals and permit close outs for modifications to their sites/units. Assign and oversee site measurements and membership sale inspections performed by maintenance staff
  • Post notices of abandonment and public auctions.
  • Accompany inspectors from outside agencies as needed.

JOB REQUIREMENTS:

Availability to work the following hours: Role is a. managerial role,, approximately 37.5 hours per week including rotating weekends in peak season (May to October) some on call as needed

Some Mobile Home/Apt complex, property management, park or recreation association, facilities, or project experience is desirable.
Ability to effectively and professionally communicate with residents, vendors, employees and supervisors with honesty and integrity

This role is also responsible for the overall presentation and ensuring the community standards are met on both common areas and member sites, and as such a strong eye to detail to ensure park aesthetics reflect the quality and care of our association and meets the expection of members

strong problem solving and follow up skills to ensure all billing, financials and revenue forecasts are achieved
Experience and Understanding of Property Management, or Maintenance Managment

Strong Computer skills required (Microsoft office)
Clean Driving Record
Background Check Required
